1. Affordable Housing
How does 5% minimum ONLY for ten years meet the government's MANDATE
of 10% and INCREASING the affordable housing supply? This is
disgusting.
SOLUTION: It should be a minimum of 10%, and into perpetuity.
2. Car parking
Are you really serious? Having no carpark does not make a person use a
bike. Our (allegedly) corrupt politicians keep pushing people to buy
cars because the public transport system is a complete joke and only
increasing in comedic value with each so-called 'improvement.
SOLUTION: Make sure there is car parking for EACH unit! Otherwise as
soon as the precint is inhabited, it will be dangerously overvcrowded
with cars, leaving people angry and frustrated - costing the
government more in policing, and social management. Seriously, how
silly are your planning people? (More likely they are not silly at
all, but the -allegedly- pre-purchased building lobby politicians...a
whole other story.)

Day time journeys have a source and a destination.
It is demonstrated daily that the best way to encourage public
transport use for commuting is to limit parking at commuters'
destination. Yet these grand announcements never show how that
experience can be put to use by providing zoning for office
accommodation within walking distance of the stations. Instead, if
Epping is a guide, the planners conspire to banish existing commercial
zoning under the justification that residents will use public
transport. This is despite census figures that show only 25% of those
who live near stations use public transport to commute.

So much for the 30-minute city.

I support this development - it is great to see housing being built near
transport options such as the METRO.. Infact there should be increased
housing along the whole corridor of proposed METRO development as
being close to transport is the greatest 'MUST HAVE' and dramatically
reduces the traffic near major transport hubs such as the Tallawong
station

It is unbelievable to me that the government and Landcom particularly is
incapable of drafting plans which are desirable for people to live in.

Presumably well-qualified people who have evidently never lived in a
high-density area such as the one proposed.

(a) the provision for the Central Park is grossly inadequate in terms
of green space for such a centralised and dense population area. The
green space should be doubled to ensure this area is not an unlivable
slum in 5 years' time.

(b) the buildings should not be any taller than 3-4 stories. Eight
story buildings will simply create an overly shadowed ghetto, with
limited sunlight for lower-level buildings, and mass amounts of
traffic.

proposal site is not located in close proximity to any WaterNSW land,
assets or infrastructure, nor will it involve flood or water supply
approvals. Therefore WaterNSW does not have any comments or particular

operations.

I consider the proposal for the number of units to be built and the
height of the buildings to be excessive, and not keeping within the
area's outlook, demographics and neighbourly feel. Already traffic is
terrible and if you believe that that these people who buy these units
won't have cars then you are mistaken. This is not inner city, we are
50 km from the CBD and everyone uses their car.

You are going to ruin the area with a development this large.

I oppose to this development due to very very poor road infrastructure in
the area. This proposal will place extra vehicular pressure on Old
Windsor Road which is the only existing serving road between the
proposed development site and M7, M2, Sydney CBD, Parramatta CBD and
Norwest Business Park. Old Windsor Road is already struggling with
high volume of vehicular traffic. There are a number of traffic pinch
points along Old Windsor Road which includes all intersections between
Caroline Chisholm Drive Winston Hills to Boundary Road, Box Hill. The
worst traffic pinch point being the intersection of Old Windsor Road
and Seven Hills Road. There are huge residential and commercial
developments underway in Rouse Hill, Box Hill, Kellyville, Kellyville
North, Bella Vista and Norwest Business Park. These developments will
put extra pressure on Old Windsor Road. Thus, it is very important
that the Government first upgrade the Old Windsor Road and clear all
traffic pinch points prior to authorising any new development in this
area. Updates the roads first which is priority. Then, start
development/s.

While a train station and tail line bring growth to an area, the needs of
the current residents need to be considered. 16 stores buildings bring
far too many people to the area. Most of whom have cars. While the
idea is to take cars off the road, the reality is these people will
still drove. The infrastructure of the area is alsready maxes out.
Travel times have increased significantly in the 5 years I have lived
here and will also get worse. Taking the building height from 8 to 16
stories doubles the influx of people in an area that is already
struggling. Schools are overflowing and are demoinganle sorties. Roads
aren't coping. Shopping centers are full to capacity. How is this
building meant to enhance the area. Keep it at 4 not 8 or 16

The metro should not be used as an excuse to build excessive high rise
buildings across Sydney. Metro lines should be built to compliment our
heavy rail lines - not replace them. Metro lines should be built where
there are no other rail alternative (Eg rail from the new proposed
airport into the city). Suburbs should not have high rise apartments
forced upon them which shadow surrounding residential homes, parks and
schools. High rise apartments bring excessive traffic and place a
significant burden on local infrastructure including roads. It is
unrealistic to think that people living close to public transport will
not own a car (unless legislative and physical restrictions are put in
place).
No essential services (including our PUBLIC transport system) should
be privatised in any shape or form. We should plan our population and
infrastructure before we approve high density in random parts of our
city.

I strongly object this proposal to build 1100 Units in 16 Buildings in a
space of 85,000 square metres of land, These many number of units in
very small space and so close to a residential suburb like The Ponds
will have adverse impact on the social living of the residents. Also
the height of the building (8 storeys) will block the Tallawong
station view from The Ponds. Initially this space was reserved for
parking and so I request Landcomm and Planning NSW Govt to reserve
this land for future parking to meet the future demands of parking.

I am owner of the house in The Ponds.
visited the information session last Saturday on this proposal.

Only concerns i have is the proposed parking lots for the dwelling. i
was told as follows
1. Single bedroom - 0.4%
2. Double bedroom - 0.7%
3. Three Bedroom - 1%
(or similar not sure exactly)

INSUFFICIENT CAR SPACES - my opinion

In this modern lifestyle, we know people living in this area should
have minimum 1 car.

So i strongly recommend to have at-least 1 car space per dwelling
(irrespective of no.of bedrooms). Actually 3 bedroom should have
at-least 2 car spaces.

In case of insufficient car spaces, all the Station spaces will be
occupied by the people living in these apartments and the future will
be chaos for all the people who would like to park and catch the
train.
hope the final designs will consider for ample car spaces.

I object to yet another high rise slum. A drive way is not public space,
nor is a foot path. This is yet more high density residential
apartments without any real open space for the residents to come
together and form any sort of community. This sort of development
became a breading ground for crime and terrorism in France. This area
already has enough development in the pipeline to choke the new metro
line, the old line is already congested, and Windsor Road is a
nightmare. It's about time the government started building
communities, not just houses!

We object to the proposed development and state that the impact of the
following on our community have not been considered or addressed.

1. Over-development or overcrowding of the site. The attraction of
this area/ suburb was due to the open spaces, parklands and spaced out
housing. It has a lovely family friendly vibe where houses are common
not residential high rises especially this far out from the city and
even parramatta city. The need for so many levels in a high rise and
such a great number of high rise buildings seems out of place in a
suburban expanse. They will be over bearing and out of scale and out
of character for this area.
2. Over crowding of state amenities. State schools in the area are
already at full capacity and the current neighbouring suburbs are
already developing and growing. With increasing population,
overcrowding at school will lead to failure to meet criteria and basic
standards of education.
3. Negative effects causing shading and loss of light on the
surrounding areas.
4. State roads will not be sufficient to carry the burden of 1000s of
more residents. The peak hour traffic has increased in just the last
couple years. I urge/challenge the developers and/or approval ministry
to travel in this area during those times if this point seems
unimaginable and unimportant. The new train system may help some of
the residents but rate of increase of population in this area is far
greater than what the transport system can handle. Most residents in
Sydney areas prefer their own cars and the increasing traffic and
population is a real issue. An issue that Sydney planners and
developers seem to overlook with the continuing over population of
apartments/residential areas across the greater Sydney region. With
far fewer infrastructure in place and in development to deal with
this.
5. Ongoing and Continuing noise pollution and dust pollution. We have
been dealing with this for years and seems it will be for many more
years to come.

I firstly would like to state my opposition to the fact that this land
which was compulsorily acquired/ sold under duress and is now "surplus
to requirements" has not been offered back to the original landowner
at the acquisition price plus CPI. This should be Government policy,
and would stop landowners being unfairly stripped of their land.

I also state that I think that there will be inadequate car spaces
provided with each unit. I was told by representatives of Landcom that
they felt that fewer than normal car spaces were needed as "most of
the buyers would be working along the Metro line". Even if this was
true, what if these people changed jobs, or their children started
working and found jobs other than along the Metro line. As a long term
resident of Sydney's North-West, I know that there are very few places
in Sydney which are easily accessible for us by public transport.
