Given the serious and well-documented health impacts from prior developments at this site, the absence of enforceable environmental and regulatory safeguards in the current proposal, and its fundamental inconsistencies with local and state planning strategies, zoning intentions, and community expectations, we strongly oppose this development in its entirety.
The proposal is incompatible with the character of the surrounding area, poses unacceptable risks to public health—particularly for children—and will significantly degrade residential amenity, environmental quality, and traffic safety. It should not proceed under any circumstances.
We respectfully request that the NSW Department of Planning, Housing and Infrastructure reject this development application outright.

I am writing to formally object to the proposed development by Platino for the site at Skyline Place, Frenchs Forest. While growth and change are inevitable in any community, this particular proposal raises serious concerns, especially in relation to traffic impacts, loss of local employment opportunities, and insufficient integration with broader strategic planning for the new Frenchs Forest town centre.

The most pressing concern is the impact this development will have on traffic volumes in an already congested area. Frenchs Forest has experienced ongoing traffic challenges for years, particularly around Warringah Road, Wakehurst Parkway and Forest Way, which serve as major arterial routes for both residents and commuters.

The proposed development will introduce a substantial number of new residential dwellings, further straining local roads that were not designed to accommodate high-density living. This will directly impact:
Peak-hour congestion, particularly school drop-off/pick-up and commuter periods
Emergency access routes, given the proximity to Northern Beaches Hospital
Pedestrian safety, especially if traffic volumes increase around local schools and community facilities

With the new Frenchs Forest Town Centre already slated to introduce thousands of additional homes, retail spaces, and community infrastructure, the cumulative traffic impact must be considered holistically. Approving isolated developments such as this one without a clear traffic management plan for the wider precinct is premature and risks gridlocking the area.

Skyline Place is currently zoned for commercial and employment uses, providing local job opportunities within the community. Converting this land to high-density residential removes a critical employment buffer and undermines efforts to maintain a balanced live-work community.

Once employment land is rezoned for residential use, it is permanently lost. In a suburb like Frenchs Forest, where many residents already commute long distances, this move will increase outbound commuting, further compounding traffic pressures.

The site lies within the footprint of the planned Frenchs Forest Town Centre, which is subject to its own strategic planning, infrastructure design, and community consultation. Approving this standalone development now would be inconsistent with the staged and coordinated approach outlined for the broader precinct.

Without a clear alignment to the town centre master plan—including road upgrades, public transport improvements, and green space planning—this development risks creating disconnected urban sprawl, rather than an integrated, sustainable community.

In summary, I strongly object to the Platino proposal for Skyline Place on the grounds of:
Unacceptable traffic impacts, especially when viewed cumulatively with future growth in the area
The loss of valuable employment land that supports local jobs and economic diversity
The proposal’s misalignment with the strategic planning for the Frenchs Forest Town Centre

I urge the relevant planning authorities to pause this application until a full precinct-wide traffic impact assessment is completed and the development can be considered as part of a broader, integrated plan.

Before granting approval it is important that careful consideration be given to the following aspects of this proposal.
1. Building Heights - these should be consistent with the building located in the near proximity. They should not add to the creation of wind tunnels & the loss of sunlight to the adjacent building.
2. Construction - will take place over an extended period and impact adjoining properties throughout. As such, careful management will be required to ensure minimisation of contruction noise, dust management, storm water flow & run-off, cleanliness of storm water run-off prior to entry to existing storm water management system. Adjoining areas are essentially natural bushlands the impact and/or destruction of these should be minimised.
3. Traffic - construction will impact existing traffic flows around and in Skyline Place. The existing flows in Skyline Place are far from perfect today. Careful planning and mgmt of traffic flows during and post contruction will require careful overview so as to minimise impact and ensure optimal outcomes.
4. Vistor Parking - it is important that adequate visitor parking be maintained in the area of Skyline Place during and post construction. It is extremely limited already.
