This project cannot be supported. The area and specific corner the proposed development sits at is at the junction of significant roads in and out of Bondi Junction. It will put entirely unsustainable traffic pressure on this intersection which also has significant bike activity increasing the likelihood of a pedestrian or cyclist incident where serious harm or injury will occur. Also, the increased height will severely impair the natural sunlight that projects down an already obscured Oxford St making the area unpleasant and below standards for all residents. Local infrastructure would not be equipped to handle the increase residents in this area outlined by the proposed development placing significant stress on the bus stop opposite. There is a severe lack of street parking around the development making visitors and residents unable to access the premises if capacity is increased. These severe logistical burdens would indicate that the aim of the developer is not to provide genuinely accessible and affordable housing. Rather it is to capitalise and leverage legislated changes under a false banner of "providing additional housing capacity", when the only motivating factor is unlocking additional revenue. The development is advertised as luxury premium apartments, a far cry from community standards and expectations - it does not correlate to an authentic desire to provide financially accessible housing to those who are presently challenged from entering the housing market.

There are already a lot of social housing in this area. In addition, the buildings in Bondi junction is already very high density.

1. Density will be too high for the immediate area;
2. Much extra traffics in the area; The development will significantly increase traffic congestion.
3. Local schools, healthcare facilities, and public transport are already under pressure. The additional residents will strain these resources further.
4. The development will negatively impact the amenity of neighboring properties, such as privacy, overshadowing, noise, and reduced natural light will affect existing homes. The character and livability of the neighborhood will be diminished.

The proposed modification of the building is NOT compatible with scale of the desired future character of the locality and does not preserve the environmental amenity of neighbouring properties by causing view loss and overshadowing, it's an overdevelopment of the site. it violates clause 4.4(1) (d) of WLEP and clause 4.3 (1) (a) and (d) of WLEP.

I am deeply concerned about the safety issues on Oxford Street. Almost every week, I witness aggressive behavior and people shouting at others. If public housing is built on Oxford Street, I foresee a dangerous environment that could potentially lead to an increase in criminal activity. In order to protect my family, I strongly object to this project
