East Tamworth Rezoning Proposal

The Department of Planning, Housing and Infrastructure received a Rezoning Proposal from Homes NSW for 15.5 hectares of vacant government-owned land approximately 1.5km from the Tamworth CBD. 

The Department publicly exhibited the East Tamworth Rezoning Proposal (the proposal) from 1 May to 29 May 2026 and received 147 submissions. Feedback received during exhibition informed the finalisation of the proposal.

The proposal enables a mix of new private, affordable and social homes close to jobs, schools, recreation land and public transport. 

The finalised proposal amended the relevant planning controls in the Tamworth Regional LEP 2010 to enable the delivery of up to 213 new homes.

The proposal also facilitates:

• a minimum of 30 per cent social and affordable homes on the site
• building heights between one and three storeys
• new shared pathways within the precinct connecting to surrounding areas, including the Victoria Park Precinct.

Homes NSW will now commence planning for Stage 1 subdivision of the proposal anticipated in 2027. For more information, please visit the Homes NSW website.
