ITEM 1 = Estella Business Zone: rezone Part Lot 602 DP 1148567 and part lot 542 DP 1179577 from RE1 Public Recreation Zone to B2 Local Centre Zone and amend adjoining land within the road corridor from part RE1 and part B2 to R1 General Residential Zone, and remove the subject lands from the Land Reservation Acquisition Map.ITEM 2 = Gregadoo Waste Management Facility: rezone Lot 57 DP 757246 from RU1 Primary Production to SP1 Special Infrastructure (Waste Disposal Facility) and remove the minimum lot size applying to the land.ITEM 3 = Hill Top - Bourkelands: Rezone a number of lots to accurately align the RE1 Public Recreation Zone and to accurately align the E2 Environmental Conservation Zone.ITEM 4 = Rezone parts of a number of lots from IN2 Light Industrial Zone to part IN1 General Industrial Zone and part RU1 Primary Production Zone and to remove the minimum lot size from all affected lots to enable the development of the Boman Industrial Park, Riverina Intermodal Freight and Logistics Hub. The small area to be rezoned to RU1 will also need to be removed from the Urban Release Area Map.ITEM 5 = Amend clause 5.4(4) to increase the gross floor area of industrial retail outlets from 11% to 30%.ITEM 6 = Delete various provisions in Schedule 2 Exempt and Complying Development to be consistent with the Codes SEPP. Insert 4 new provisions into Schedule 2 relating to banners and flags for promotional purposes, emergency services facilities, events, and different use of a building.
