Flide Street, Caringbah

Proposal:   

The proposal seeks to amend 3,600sqm to enable the renewal of 38 existing social homes adjacent to Caringbah station. 

The rezoning proposal seeks to amend Sutherland Shire Local Environmental Plan (LEP) 2015 to: 

• amend the Height of Buildings Map to increase the maximum permissible building height from 16 metres to 50 metres, 

• amend the Floor Space Ratio Map to increase the maximum permissible Floor Space Ratio from 1.2:1 to 4:1. 

 The rezoning proposal will amend planning controls to enable approximately 164 new homes, including 93 social housing dwellings. 

A concurrent rezoning and a detailed SSD application (SSD-84862461) were lodged with the Department. The SSD application package and proposed changes to planning controls are on exhibition from Tuesday 23 October 2025 until 5 November 2025.
