Proposal
The Department of Planning, Housing and Infrastructure (the Department) placed the Mannix Parade Precinct Rezoning Proposal by Homes NSW on public exhibition between 19 November and 17 December 2025.
The rezoning proposal seeks to amend the Liverpool Local Environmental Plan 2008 to support the renewal of approximately 3.9 hectares of land in the Mannix Parade Precinct. The proposal aims to provide approximately 670 homes, including approximately 200 social and affordable housing homes.
In addition to unlocking more homes located within approximately 400 metres of Warwick Farm Railway Station, the proposal will deliver a new public park of approximately 1,800sqm, and pedestrian and cyclist connections through to the Hume Highway.
The new homes will be close to jobs and services in the Liverpool City Centre and close to schools and community facilities. New residents will have more housing choice, including single and multi-bedroom apartments.
The Department is now reviewing all the submissions provided throughout the public exhibition period.
If required, changes will be made to the rezoning proposal to respond to this feedback before a final rezoning proposal is progressed to the Minister for Planning and Public Spaces for consideration and determination. This is expected to occur in 2026.
