Sandhills Estate, Byron Bay

The Sandhills Estate planning proposal involves a State-led rezoning of approximately 3.7 hectares of land in Byron to enable new homes, including social and affordable housing, and supporting uses.

The proposal will be implemented through the State Significant Rezoning Policy. 

The Department of Planning, Housing and Infrastructure (the Department) are in the initial stages of preparing a draft Master Plan and rezoning proposal for the Sandhills Estate in Byron Bay. The assessment process will involve consultation with Byron Shire Council, Tweed Byron Local Aboriginal Land Council and key stakeholders.

We anticipate that the proposal will be available for public feedback in mid-2027.
