Beverly Hills Town Centre (West)

The NSW Government is seeking community feedback on a rezoning proposal for Beverly Hills Town Centre (West) that could deliver around 800 new homes and approximately 191 local jobs in the heart of Beverly Hills.

The proposal would transform approximately 1.7 hectares of land at 407–511 King Georges Road into a mixed-use precinct with new homes, retail and commercial opportunities, improved public spaces, and better pedestrian connections.

Located within walking distance of Beverly Hills train station, the precinct is well positioned to accommodate additional housing, close to transport, services and employment opportunities, supporting a more connected and accessible community.

The proposal is currently on public exhibition until 5 pm Thursday, 10 September 2026.

About the proposal

Beverly Hills has long been earmarked as an area for renewal, with planning investigations dating back to the 1990s.

The Department of Planning, Housing and Infrastructure has prepared a State Assessed Rezoning Proposal supported by detailed urban design analysis and technical studies.

Key features

The proposal could deliver:

• around 800 new homes, including a 2 per cent affordable housing contribution, or equivalent monetary contribution, phased in over time, close to public transport
• building heights ranging from 15 to 22 storeys
• approximately 191 local jobs through new retail and commercial opportunities
• enhanced public spaces and pedestrian connections, including potential for new through-site links to improve access and activity across the precinct.

Detailed flood modelling and other technical assessments have informed the proposal. These studies found future development can be accommodated through appropriate design measures while addressing key considerations such as flooding, traffic and infrastructure capacity.

Future development would also contribute to local and state infrastructure through established planning contribution frameworks.

The Department hosted a community drop-in session where all community members including residents, businesses and landowners, could speak with project team members and ask questions about the proposal. The session was held on Wednesday 5 August from 5 pm to 8 pm. Thanks to everyone who registered and attended the session.
