Base Farm Greendale Master Plan


The draft Base Farm Greendale Master Plan prepared by Greenfield Development Company No. 2 (GDC) under the Western Parkland City State Environmental Planning Policy (WPC SEPP) is on exhibition for public feedback until 5pm, Monday 29 September. 

GDC (the Proponent) has prepared a master plan for its 438-hectare site at 1675 The Northern Road, Greendale (Base Farm).

The newest master plan for the Aerotropolis prioritises warehouse and industrial premises to support the agribusiness precinct and cargo operations of the Western Sydney Airport, while preserving important vegetation within the landscape. 

It is intended to provide a framework for future development, including super-lot subdivision, public roads, stormwater infrastructure and public open space, delivering:

  • Over 10,000 jobs within proximity to Western Sydney International Airport, Bradfield City Centre, and public transport services.
  • Up to 1.4 million square metres of gross floor area, including:
    • large-scale warehouses and industrial buildings
    • a small-scale local centre, for retail, commercial, community, and recreation uses, creating a vibrant hub for business and lifestyle
    • more than 115 hectares of open space, with riparian corridors, pedestrian pathways and cycleways along Lake Duncan.

The proposal will enable site-specific complying development controls to support a streamlined and efficient planning approval pathway for warehouse, industrial, retail, and commercial development.

It also includes changes to the WPC SEPP (set out in the Explanation of Intended Effect) and the Aerotropolis Precinct Plan to support the implementation of the master plan.
