Dear Assessment Officer,

I'm writing to object to the proposed 43-storey development at 10 Dangar Street, Wickham.

I've been working as an artist in this area for years, and I've watched how the neighbourhood functions. What concerns me most is that the application hasn't adequately shown how a development of this size can happen without seriously disrupting Wickham, Newcastle West and the Newcastle Interchange precinct.

My main issue is the construction impacts. This isn't just about whether they can technically build a tower — it's about whether they've actually demonstrated a fair, safe and proportionate outcome for the people living and working around here. The disruption from a multi-year build of this scale would be substantial, and I don't think the application addresses that properly.

On top of the construction, the hotel pick-up and drop-off arrangements add another layer of concern. It reinforces that this application feels rushed and incomplete.

I'm writing to object to the proposed 43-storey development at 10 Dangar Street Wickham because I have serious concerns about whether it's actually ready for approval.

I've just bought my first place in the area, and I'm worried that a building of this size hasn't been properly thought through in terms of its impacts on Wickham and the surrounding neighbourhoods. The application needs to show it can work at this scale without creating real problems for the area.

My main issue is design excellence. The design excellence pathway isn't finished — there's still a complete Alternative Design Excellence Strategy needed and the State Design Review Panel's concerns haven't been properly addressed. This isn't something that can be sorted out later. It's fundamental to whether this should be approved at all in its current form.

I'm also worried about what happens during construction. The application just makes vague promises about managing impacts, but there aren't proper drawings, clear conditions, or actual commitments about how the work will be done. This needs to be spelled out in detail before anyone approves anything.

I'm writing to object to the proposed 43-storey development at 10 Dangar Street, Wickham (SSD-89869959).

I've lived in this area for many years since retiring, and I've watched Wickham change gradually over time. What's being proposed here concerns me because it's such a dramatic jump from what we have now. A 43-storey building with that floor space ratio is way beyond anything the current planning controls allow for, and I haven't seen a convincing explanation for why this particular site deserves such an exceptional uplift.

The height and scale are my biggest worry. The applicant needs to make a proper case for why the community should accept this level of change, and from what I can see, that case hasn't been made. It feels like we're being asked to absorb massive impacts without solid justification.

I'm also concerned about parking for bicycles and motorcycles. This stretch of Wickham is already busy — there's a lot of traffic, buses moving through, people walking and cycling. Adding another major development here without addressing these practical issues properly will only make that worse.

I'm a local ratepayer here in Wickham, and I'm writing to object to the proposed 43-storey development at 10 Dangar Street.

My main concern is whether the community infrastructure in this area can actually handle a development of this size. It's not just about whether a tower can technically be built — it's whether the applicant has shown this will be a fair and workable outcome for the people living here.

When you look at what's already happening around Wickham, Newcastle West and the Interchange precinct, adding this much density without sorting out the infrastructure issues seems premature. The height and scale only make that concern stronger.

I'm not against new housing. We need more homes in the right places. But we shouldn't be accepting unresolved problems with flooding, traffic, wind impacts, design, the public spaces, or how this all sits with local infrastructure just to get housing numbers up.

Dear Assessment Officer,

I'm writing to object to the 43-storey development proposed at 10 Dangar Street Wickham in its current form.

I've spent years working on heritage and place-making issues in Newcastle, and I'm concerned this application hasn't properly demonstrated that a building of this scale can work without causing real damage to Wickham, Newcastle West and the Newcastle Interchange precinct as they exist now.

The affordable housing commitment is my main concern. What I've seen in the documentation doesn't give me confidence about how this will actually work. There's nothing clear about how long any affordable rents would be locked in, who'd manage it, how rents would be set, or whether what's being offered actually justifies the scale of development being asked of the area. I think residents deserve more than vague promises before accepting impacts of this magnitude.

I'm also thinking about what's already happening in this part of Wickham. We've got pressure building from traffic, from public transport movements, from pedestrians and cyclists, and from other new development. Adding a 43-storey tower on top of that without properly understanding the cumulative effect doesn't seem right.

Dear Assessment Officer,

I'm writing to object to the proposed 43-storey development at 10 Dangar Street because I don't think the application has done enough to show its impacts can actually be managed.

I've been volunteering with emergency services in this area for several years, and I'm genuinely concerned about whether a building of this size can work here without causing real problems for Wickham, Newcastle West and the whole Newcastle Interchange precinct.

What worries me most is the heritage and townscape side of things. The sheer scale of this tower and the way it's designed — particularly how the podium and tower sit together — could seriously affect how the heritage buildings around it look and feel. This isn't something that should be sorted out later in the design process. It's fundamental to whether this proposal should get approval at all in its current form.

I'm also concerned about what it will actually look like. The drawings and information provided don't directly show how the visual impact will be managed. What I'd need to see is clear, specific drawings, proper conditions that are enforceable, and real operational commitments — not just vague statements about trying to fit in with the neighbourhood.

Wickham's infrastructure CANNOT accommodate this building. Traffic congestion is one of the many problems we already experience. Fire and ambience access is near impossible now. Too many one way streets, congested parking, disgusting, uneven, unsafe footpaths for pedestrians, prams and mobility scooters.
Garbage trucks block the streets to empty bins. No residents can pass, little alone emergency vehicles such as ambulance or fire trucks.
People with disabilities who have carers can not offer parking to their carers.
Honestly, NO serious thoughts have been put into this site.

Dear Assessment Officer,

I work as a health worker in the Newcastle area, and I'm writing to object to the proposed 43-storey development at 10 Dangar Street on visual impact grounds.

A tower of this height will fundamentally change how Wickham looks. From where I spend my time—around the local health services and the precinct—this building would dominate the skyline in a way that can't be undone. The views from Wickham, Honeysuckle, Newcastle West and the harbour edge would all be affected. This isn't something that should be sorted out in design development later; it's a core issue about whether this proposal should go ahead as it stands.

I'm also worried about the parking shortfall. The application doesn't clearly show how this will actually work in practice. We need to see proper drawings and genuine operational commitments, not just vague statements about managing it somehow.

I'm not against housing development—the area needs it. But we can't just accept every impact that comes with a project this size. There are real questions about flooding, traffic, wind effects, design quality, public spaces, and infrastructure that haven't been resolved. These need proper answers from the applicant, not just conditions to be worked out later.

Dear Assessment Officer,

I'm writing to object to SSD-89869959 for the proposed 43-storey development at 10 Dangar Street, Wickham.

I teach at a local school and work in this area regularly, so I see firsthand how Wickham functions day to day. I'm concerned that a development of this scale hasn't demonstrated it can be built without serious problems for Wickham, Newcastle West and the Newcastle Interchange precinct.

My main worry is the wind impacts. The wind tunnel testing showed real safety issues on the upper-level balconies, and the mitigation strategy still needs further checking before anyone can say it actually works. I don't think residents should have to live with this risk without proper proof that it's been solved.

I'm also troubled by the CPTED and management side of things. This area is already stretched with traffic, bus and train movements, pedestrians, cyclists and constant development. Adding a building this tall will push those pressures even harder.

I rent in Wickham and I'm concerned about the parking situation this development would create. The application doesn't convince me that a building this size can work without causing real problems for the area, Newcastle West, and people using the Newcastle Interchange.

My main issue is the parking shortfall. It's not just about whether the tower can physically go up — it's whether the applicant has actually shown this will be fair and workable for the neighbourhood. The numbers don't add up to me, and I don't see how existing residents and renters like myself won't be squeezed out by overflow parking.

On top of that, the aviation and crane risks during construction add another layer of concern that makes this feel rushed.

Dear Assessment Officer,

I'm writing to object to the proposed 43-storey development at 10 Dangar Street, Wickham.

I'm a student in the area, and I have real concerns about whether this development can actually be supported without causing serious problems for Wickham, Newcastle West, and the Newcastle Interchange precinct.

My main worry is basement safety. This isn't just about whether they can physically build a tower this tall—it's about whether the applicant has actually shown that the outcome will be safe and reasonable for the people living and working here.

The wind impacts add to my concerns, and I think that alone makes this application premature in its current form.

I live in an apartment just near the Dangar Street site and I'm writing to object to this 43-storey development as currently proposed.

My biggest worry is what this building will do to traffic and road safety around here. The way vehicles are meant to access the site doesn't look right to me. There are real questions about sightlines from the driveway, how heavy vehicles will move in and out, and how pedestrians and cyclists are supposed to safely share the street. Dangar Street is already a busy civic space, and I don't think the application has properly shown how these issues will be resolved. It feels like we're being asked to just accept these problems without real evidence that they can be managed.

I'm also concerned about flooding. This area already deals with a lot—traffic, bus movements, foot traffic, bike riders—and adding a massive development on top of that doesn't feel safe, especially when our drainage systems are already stretched.

I'm not against new housing. We need it. But it has to be in the right places and done in a way that doesn't create new risks we can't manage. On traffic safety alone, this application isn't ready for approval.

Dear Assessment Officer,

I work in affordable housing advocacy, and I'm writing about the 43-storey proposal at 10 Dangar Street because I'm worried this application hasn't properly shown how to handle what it'll bring to the area.

A development this size needs to prove its impacts can actually be managed. Right now, I don't see that evidence for Wickham, Newcastle West and the Newcastle Interchange precinct.

What really concerns me is the public domain and road reserve side of things. The proposal seems to depend on public-domain outcomes and road reserve interfaces that haven't been properly locked in or endorsed. These aren't details to sort out later—they're fundamental to whether this should be approved as it stands.

I'm also looking at the design excellence claim. The documentation needs to show how this will actually work, with concrete drawings and real operational commitments. General statements about doing it well aren't enough when you're talking about a building this tall.

I'm a homeowner here in Wickham and I'm writing to object to the proposed 43-storey development at 10 Dangar Street (SSD-89869959).

My main concern is the hotel pick-up and drop-off arrangements. A building of this size will generate a lot of traffic, and I don't see how the application adequately addresses where all these vehicles are going to go and what impact they'll have on our streets. It's not just about whether the tower can physically fit on the site — it's about whether it can actually operate without creating problems for the rest of us living nearby.

The public domain and road reserve issues only add to my concerns. There's a lot that hasn't been properly worked through here, and it feels like the application is being pushed through before these details have been sorted.

This needs to be assessed based on what it will actually do to the area, not just because it's close to public transport or because we need more housing. Those things matter, but they don't mean we should ignore the real operational issues.

Dear Assessment Officer,

I've lived in Honeysuckle for several years now, and I'm writing about the 43-storey development proposed for 10 Dangar Street in Wickham. I don't think the application has properly shown how impacts at this scale can be managed.

This location is flood-affected and already stretched for infrastructure. That means we need to be really careful about risks to people's safety, basement flooding, how emergency vehicles get in and out, and where residents would shelter if something goes wrong.

What's stuck with me is that bicycle and motorcycle parking still isn't resolved. Neither is the stormwater and drainage situation. I can't see how the development should get approval when these things are still up in the air. These aren't minor details — they're practical problems that need proper answers.

I'm not against new housing. Wickham should have more of it. But we shouldn't rush approval just to get homes built faster if it means ignoring real risks around flooding, traffic, wind impacts, design quality, the public spaces, and infrastructure capacity.

Dear Assessment Officer,

I've lived in Newcastle West for several years now, and I'm writing to object to the proposed 43-storey development at 10 Dangar Street in Wickham.

My main worry is that the application hasn't properly shown how a building this size can work without causing real problems for the area. The streets around here—Dangar, Charles, Hannell and the Interchange—already deal with a lot of different traffic. You've got pedestrians, cyclists, delivery trucks, service vehicles all moving through the same spaces. It's already complicated.

What troubles me most is the loading and servicing plan. The application doesn't give me confidence that they've worked out where all the deliveries and waste collection will happen, or how that won't create chaos on streets that are already busy. I'm also not satisfied about basement safety—that's a serious issue that needs real answers now, not pushed off to some operational plan down the track.

With a building this big, I think it's fair to ask for proper evidence upfront. The applicant should have to directly address these concerns rather than just making broad statements and hoping conditions can sort it out later.

I'm writing to object to the proposed 43-storey development at 10 Dangar Street. I've lived in Maryville for several years now, and I'm genuinely worried about how this project will affect our area.

My main concern is flood risk. The application doesn't adequately demonstrate that a building of this height and scale can be constructed here without creating serious flooding problems for Wickham, Newcastle West, and the Newcastle Interchange precinct. This isn't a small local issue — it could have real consequences for everyone in the surrounding neighbourhoods.

Beyond the flood risk, there's the broader question of whether this development is appropriate at all. Approving something this large would fundamentally change what Wickham looks like and set a precedent that's hard to walk back. The planning framework exists for a reason, and I don't think the applicant has made a convincing case for such a major departure from it.

The traffic and road safety concerns haven't been resolved either. Before the community is expected to accept this kind of development, the applicant needs to provide clear evidence and binding commitments — not just assurances that everything will be fine.

I've lived in Islington for some years now, and I'm concerned that this application hasn't adequately demonstrated how a building of this scale can work without creating serious problems for Wickham, Newcastle West, and the Newcastle Interchange precinct.

My main worry is about basement safety. This isn't just about whether the tower can physically go up — it's whether the applicant has actually shown us a safe and reasonable outcome. The basement design needs proper scrutiny, and I don't think that's happened yet.

On top of that, the wind impacts are another reason I think this proposal isn't ready for approval. These two issues together make me think the application needs more work before it should be determined.

Dear Assessment Officer,

I'm writing to object to the proposed 43-storey development at 10 Dangar Street, Wickham. I use Newcastle Interchange regularly as a commuter, and I'm worried this project hasn't properly shown it can work at this scale without creating serious problems for the area.

My main concern is how it will look. A tower this tall will change the skyline in a way that can't be ignored. From where I stand — whether that's Wickham, Honeysuckle, Newcastle West, or down at the harbour — this building would dominate. It's not something design tweaks later on can fix. This matters now, not after approval.

The parking situation also bothers me. The application glosses over the shortfall with vague statements about how it'll be managed. That's not good enough. We need actual drawings showing where cars go, clear conditions spelling out what happens, and real commitments from the operator — not just broad promises.

I'm not against new housing. Newcastle needs it. But we shouldn't trade housing numbers for unresolved problems around flooding, traffic, wind impacts, building design, public spaces, or infrastructure. These issues deserve straight answers.

Dear Assessment Officer,

I'm writing to object to SSD-89869959 for 10 Dangar Street, Wickham. I live in Hamilton and I've been following this proposal closely.

The main thing I'm concerned about is the wind impacts. The wind tunnel testing has flagged serious safety issues with the upper-level balconies, and from what I can see, the mitigation measures still need to be verified. I don't think it's reasonable to ask residents to accept this kind of risk without solid evidence that it's actually been solved.

Beyond that, I'm worried about how this building will work with everything else happening in Wickham right now. This area is already dealing with a lot — more traffic, more people using the interchange, cyclists, pedestrians — and adding a development this size needs careful management. The CPTED strategy and how the building will be managed day-to-day matter just as much as the architecture.

Given how large this proposal is, I think the consent authority needs to take a measured, evidence-based approach rather than just accepting what's been submitted. At the very least, DPHI and City of Newcastle should ask for independent peer review of the wind impacts, get more detailed information where there are gaps, and put in place conditions that can actually be enforced.
