Im contacting you regarding the above development application.
we are located in a flood zone and we have concerns that this development may make things worse for us. as from my understanding the developer will be raising the floor. which means in case of a flood more water will be directed to our warehouse complex.
I request a plan to be put in place to prevent this from happening as this will affect us financially and mentally.

I object to the application as I cannot see any planning on water mitigation as this area has had many flooding problems and with the elevation of this new development it will only make it worse.

I am the owner of factory unit 15/ 59 Moxon Rd, Punchbowl.
I have major concerns regarding the adverse affects that this development will have on our factory complex. We have a history minor flooding caused by insufficient drainage from local canals going to salt pan creek and we have invested a lot of money on raising boundary walls and pumps to keep the property dry. The proposed development will be raising the ground level at their site, this will create a greater volume of water flowing through our complex with a disastrous result. This will affect our properties value ,make them uninsurable & unable to be used as a reliable site to conduct a business. Serious consideration should be taken to have a plan to overcome this issue and eliminate negative outcomes if this development is going to be approved.

However, I am concerned that with the size and height of the development planned for our neighbours at 45-57 Moxon Road, that there is an increased risk of flooding due to this.
There is a danger of flood risk for our complex if the drainage completed in the new development is not completed appropriately.

This application has raised some concern among the owners of factory units at 59 Moxon Road, Punchbowl.
I wish to raise my objection to this plan as it does not show any implementation to counteract the possibility of flooding about our properties. The factories situated at 59 Moxon Road, Punchbowl have already been subjected to flooding on several occasions and we have no wish for this to happen again.
I am the owner of unit 4/59 Moxon Road, Punchbowl and I strongly object to this application unless proper flood mitigation control is implemented.

• Site Flooding and Stormwater Management
o As Council are aware the immediate area is subject to ongoing flood / water management issues etc. and we are concerned that the proposed development will via raised surface levels (proposal is to raised portions of the development above existing and adjoining property levels) and altered overland water paths will adversely impact on the surrounding properties including our premises. We request that Council impose on the applicant a requirement to provide a Flood Impact Study / Flood Management Plan that addresses development related flood impacts on surrounding properties. If a Flood Impact Plan has already been prepared by the applicant we request that a copy be made available for review.
o We are also concerned that the existing stormwater drainage infrastructure is at capacity and the proposed development will increase building and hardstand footprint and in turn further impact on the ability of the existing drainage system to provide adequate drainage to the surrounding areas. This also has the implication of increased flooding outcomes.
Note; As demonstrated by the existing and proposed images, the proposed development will significantly impact on the current overland flow paths and the proposed development has an appreciable increase in building footprint.

New factories and new developments in the area would be great and would certainly improve the street, but the main concern for me as a owner is what would happen to the water when it floods that spreads onto 45-57 Moxon Rd. If they raise the land or stop the water from entering into their property then it would all end up in ours. Just an example lot 45 to 57 have 34,000 square meters and if they raise around their boundaries and also raise the whole ground level then the billions of litres of water that was meant to travel into their properties when it floods will all end up in our property. This will make our property a swimming pool and will surely add to the already huge problems we face every time it rains.
Please consider our factories and our properties as this is our work place and our livelihood and will impact our way of life .
