Our original Peak Owners submission (attached) equally applies to SSD 6013 due to the bulk & scale of the residential tower which is to form part of the proposed Haymarket Square.

This square turns its back on Chinatown by building a glass & concrete façade along Harbour St with only 2 narrow laneway entry points.

If Public Amenity and Access was the defining criteria for the square rather than a massive enclosed podium footprint for hi-rise, the design would remove the Harbour St frontage for the entire length of the square to make it open, visible, attractive & connected to the fabric and essence of Chinatown.

A "U" shaped public square with the open end facing east to Chinatown would welcome people to enter rather than present them with a solid wall of retail shops like a Westfields.

The current design is a cynical money grabbing exercise to maximise retail and apartment sales by Lend Lease to offset the cost of building the new exhibition and convention centres.

The financial and commercial benefits to Lend Lease far out-way the promoted "public good" of the project because Haymarket is being used as the Cash Cow to help fund north Darling Harbour.

I will continue to vehemently protest this project and the detrimental impact it represents to all Haymarket/Chinatown residents, businesses and visitors.

I object to the approval of the application.

My reasons are set out in detail in my submission against a related precursor to this development in Darling Harbour South viz SSD 6011 . The arguments are essentially the same, and appear at length in the attachment to this submission.
