Proposal not without merit, only scale and timing out of sync with rezoning.
there's a rezoning on track for the whole area by the state government - gazettal end of 2026. The DA appears premature, given proponent is seeking to effectively double the FSR they would be able to achieve under the rezoning.
condition - construction hours to normal hours
request additional info on basement, unclear on the timing / proposal for the central e/w public road / dedication / infrastructure delivery.

As a local of Concord for more than 20 years and with children and now a grandchild, I strongly Support this project and delivery of more housing stock in our area.
We need more housing available, I would like my family to stay local to me if possible and this can only happen with more housing choice.
The metro being so convenient and across the road from the Oval will be of enormous benefit.
The amount of effort and Architectural design not to mention the plethora of other experts engaged in the process is to be commended.
Please approve this and other projects in the Concord, Concord West and North Strathfield area.

I am writing in support of the proposed Loftus, Gipps and Burton Streets Concord State Significant Development application.
This project represents an appropriate and necessary form of urban renewal in a highly accessible and well-connected part of Sydney. Concord is an established, desirable area with strong transport links, existing infrastructure, nearby employment centres, and increasing demand for housing. Delivering additional housing supply in locations such as this is essential to supporting Sydney’s continued population growth and improving affordability over time.
The site’s proximity to major public transport infrastructure, including the Sydney Metro network and surrounding transport corridors, makes it an ideal location for increased residential density. Higher density housing should be concentrated in areas where residents can realistically rely less on private vehicles and instead utilise public transport, walking, and local services. Transit-oriented development is a sensible and sustainable planning outcome for Sydney.
The proposal also has the potential to create a new community focal point for the area rather than simply functioning as an isolated residential development. The inclusion of activated streets, retail uses, public domain improvements, and pedestrian activity would contribute positively to the local urban environment and help create a more vibrant and liveable neighbourhood.
Importantly, the proposed build-to-rent component is a strong positive outcome in the current housing market. Sydney continues to experience significant rental shortages and affordability pressures. Increasing professionally managed long-term rental supply can improve housing stability, increase housing choice, and provide additional options for residents who are unable or unwilling to purchase property. Build-to-rent developments are an important part of addressing low housing supply across Greater Sydney.
Well-designed higher density development in appropriate locations should be encouraged rather than delayed. Preventing additional housing supply in established inner and middle-ring suburbs only shifts growth pressures elsewhere and contributes to worsening affordability and urban sprawl. Projects such as this allow Sydney to accommodate growth more efficiently while supporting public transport investment and local economic activity.
Overall, I support the proposal and believe it represents a positive contribution to the future housing, economic, and urban development needs of Sydney and the City of Canada Bay.

The proposed development is 3 residential buildings of about 30-story each, I believe it is too much, this will have big impact on local communities such as overcrowd population, high demand in schooling and public services, introducing more traffic and probably more crimes. I made this submission because I plan to stay in this area for the rest of my life.
When the developer initially approached the neighborhood showing interest of land acquisitions, my neighbors were told they planned to build 5 to 6 floors given that government's proposal of rezoning is merely FSR 2.4: 1, a 30-story building is well above this FSR, in my opinion the developer is not decent to the local residents, trying to make big profit out of them
I understand there is a need of providing more properties to relieve housing affordability, I am not against it however don't wish see over-development like nearby suburbs Burwood & Strathfield, I do believer there has to be a nice balance of spacious living environment & development

Like many people, I've seen housing become increasingly difficult to find and afford, particularly for younger people, families and key workers who want to stay in the area. This proposal will provide a significant number of new homes, including a permanent rental component, which offers more housing choice for people who may not be in a position to buy.
It will also bring in workers and residents that will helps support and strengthen local business such as cafes and restaurants.
While any large development will bring change, change is a normal part of Sydney's growth. In my view, this proposal represents a sensible use of the site and provides a positive contribution to the future of Concord by increasing housing supply and providing greater housing diversity. I support the application and encourage Council to approve the proposal.
