To whom it may concern,

I am writing to you as a resident and homeowner of 2 Parkland Court, Moruya NSW 2537 and I object the proposed development ‘Wattleview’ – ‘Seniors Housing Development, Moruya (Application no. SSD-81932463) at 11 Spencer St, Moruya NSW 2537.

I am deeply concerned about the following impacts this development will have on:

Biodiversity and Aboriginal heritage:
I have read sections ‘6.11 Biodiversity’ and ‘6.12 Aboriginal Heritage’ of the ‘Environmental Impact Statement’ but as a First Nations person I still have concerns and am very aware of the negative impacts this development will have on the biodiversity of the area and how this will affect cultural sites and artifacts of the Brinja-Yuin people.

I am curious if any of the artifacts found were shown to and/or discussed with local Elders and members of the Aboriginal community.

Environment & wildlife:
As someone who was drawn to purchasing this land because of the rural setting and the beautiful wildlife that lives here and uses the property as a natural corridor to and from (and vice versa) from Dwyers Creek Rd to Princes Highway and beyond – not only would this be disruptive for the native animals, but it would be catastrophic.

Neighbouring properties:
With increased traffic during both the development phase and when the project is complete, I have concerns about the noise pollution, significant visual impacts and change in rural landscape.

The scale and bulk of some of the new proposed buildings (3 & 4 story buildings) would be inconsistent with existing dwellings in Moruya and not in keeping with the rural character of the surrounding area.

After reading the documents for the proposed storm water management plan, I believe that it is not satisfactory to be able to appropriately manage the waterways.

Insufficient consultation and time to prepare submissions:
All residents south of the proposed site have PO boxes, not letterboxes, which caused some of us to not have sufficient time to prepare a more well-informed and comprehensive response as I only received my letter on Monday 18/05/26.

Existing road condition, increased traffic and accessibility:
I believe that our existing roads (Francis St & Spencer St) will not be able to withstand the significant increase in traffic and heavy machinery and equipment.

There is also another development on Francis St (directly opposite the site for the Seniors Housing Development’) where 90 Lots have been approved. I am concerned that these works may (at some point) be happening without appropriate communication. To avoid works taking place simultaneously or there being any direct crossover.

I’m also concerned with the potential for delays due to building supply chain issues already impacting current works being undertaken Australia-wide, which would cause the development to take even longer than currently expected.

I strongly object to this project as I believe it will negatively affect the native wildlife and environment.

The increased traffic volume will be disruptive and potentially dangerous to the community.

The density of the design is not appropriate for the area of Moruya and is in stark contrast with existing properties.

There is a plethora of exisiting aged care facilities already operating on the south coast.

Insufficient consultation with the existing community.

The proposed seniors and essential workers housing is an excellent addition to the Moruya locality, especially in the wake of the new Moruya Hospital nearing completion.
The proposal provides housing for essential workers which is particularly needed in the community.
The site is well-located with its proximity to the new hospital and outside of flood prone land.
The site is in walking distance from Schools and Moruya CBD.
The proposal will bring much needed employment during construction and post construction.
Fantastic development for our Council area.

I object to the proposed development on a number of grounds, in particular the:
• Inadequate assessment of the safety risks associated with the proposed intersection between Connector Rd and Perimeter Rd and the significant visual and privacy impacts it will have on adjacent residents.
• Manifestly inadequate setbacks for the ILUs and the Valley Apartment (Building A) along the southern boundary exacerbating safety risks for vehicles exiting the development to the south, and creating significant visual impacts on adjacent properties.
• Scale and bulk of Building A which stands in stark contrast to the rural nature of our property and the multiple terraces facing us which will significantly impact our privacy.
• Uncertainty about whether the proposed extension to Maluka Avenue (variously also called Perimeter Rd throughout the submission) will go ahead, which creates significant uncertainty about the siting of ILUs along the southern boundary and the proposed intersection with Connector Rd.
• Lack of information about the management of stormwater running from the proposed development towards the south and onto adjoining properties and offsite flooding risks.
• Inadequate mitigation strategies included in the proposal to minimise the privacy, visual, noise, light, erosion and other impacts on properties to the south of the proposal.

I support the project and its location but I have some planning /design concerns .
The planning documents were extensive and too complex for people to fully understand within the short comment time.
I could not see a hospital care building on the plans that I managed to down load and I stress that this is critical as elderly people who will be living in the complex will be planning to end their days there. They should not have to face relocation to hospital care in another location.
Many of the units have 2 or more levels that will make it impossible for frail elderly who definitely require quarters that are on one level or have a lift arrangement.
I could not see a document outlining age projected accommodation needs for the district that would define the type of housing accommodation required.

I object the proposal due to insufficient consultation with neighbouring properties.

I have serious concerns regarding the size of many of the buildings on the proposed site and how they will impact the existing environment.

I don't believe that the surrounding roads will deal with the increasing traffic during the development and afterwards.

I believe the likelyhood of the development being met with significant delays due to the ongoing supply chain issues plaguing construction worldwide is high.

I have grave concerns on how this will adversely affect local wildlife such as the native kangaroo population.

With another proposed housing development just across the road the impact on existing residents and the lifestyle they have become accustomed to could be unfairly and adversely affected especially in regards to potential noise pollution.
