Fire Safety Order issued to the owners of Strata Plan 90189 at 1-7 Australia Ave, Sydney Olympic Park (MP10_0027, Parramatta LGA)
On 9 August 2021, the Department issued Fire Safety Orders to the owners of Strata Plan 90189 at 1-7 Australia Ave, Sydney Olympic Park to remove identified external wall panels on their portion of the building consisting of Aluminium Composite Panels (ACP). ACP is combustible and poses a fire safety risk. The owners are required to replace the ACP with a non – combustible product and provide an inspection report issued by an accredited certifier, certifying that the replacement panels and method of installation comply with the Building Code of Australia. The owners are required to develop and implement fire safety measures to reduce the fire safety risks associated with the cladding until the rectification work is complete.

On 17 November 2023, NSW Planning issued an Official Caution to the Owners of 1-7 Australia Ave (Strata Plan 90189), Sydney Olympic Park for failing to comply with a Fire Safety Order by not fully implementing a series of interim fire safety measures. The majority of the interim fire safety measures have been implemented and NSW Planning is monitoring compliance with the Order and working with the owners to ensure the implementation of all measures.

Is it appropriate? Maybe if we are in Parramatta or Newcastle CBD's. Not sure how such a dense development will suit with the successful operation of the easter show and V8's. Future residents will need to be the adaptable type.
Further, maybe some of that commercial floor space at the lower floors could be dedicated as a supermarket - all the future residents need staple items provided by a supermarket, not rather another cafe or mixed business that tend to occupy such floor space and consistent with the prevailing ground floor uses of the surrounding buildings. The adjoining suburbs are not exactly flushed with supermarkets.

I believe this development will continue to provide the area with a growing residential population (which in turn will generate business revenue for those that have already set up businesses within the park) and create further employment opportunities through the commercial and retail components.
