This formal objection is submitted by the surrounding community and adjoining neighbors against the amended State Significant Development proposal at 138 Maroubra Road due to severe traffic impacts and loss of neighborhood amenity. The design fails to address the 2024 Land and Environment Court ruling (NSWLEC 1716) by jamming a 10-storey overdevelopment onto an un-merged site. Shifting 100% of the building’s vehicular access into Piccadilly Place introduces critical gridlock right beneath neighbors' windows and creates immediate safety risks for the high concentration of senior pedestrians and local residents walking to nearby commercial centers. Furthermore, the building mass causes deep afternoon overshadowing and severe visual oppression to adjacent properties. The Department is urged to refuse consent to prevent irreversible infrastructure strain on our precinct. Full grounds are detailed in the attached document,

This formal objection strongly opposes the amended development proposal at 138 Maroubra Road due to its excessive scale and disproportionate impact on the large population of retirees and senior citizens residing in the adjoining precinct. The updated design ignores the previous 2024 Land and Environment Court ruling (NSWLEC 1716) by jamming an uncharacteristic 10-storey layout onto a single, narrow, unamalgamated block. This configuration severely reduces the daylight essential for elderly health, creates deep visual claustrophobia for residents spending their days at home, and diverts 100% of commercial/residential vehicles into a tight rear lane. This redirection presents immediate safety hazards for senior pedestrians walking to nearby essential services. The Department is requested to deny planning approval to protect our aging community. Full details are outlined in the attached document

This formal submission objects to the revised State Significant Development proposal at 138 Maroubra Road due to its severe, unmitigated impacts on the substantial senior citizen and retiree population residing in the directly adjoining properties. The updated plans fail to address the core planning and amenity failures previously identified by the Land and Environment Court (NSWLEC 1716). The proposal relies on affordable housing incentives to justify an inappropriate 10-storey height that cuts off afternoon sunlight essential for elderly health, creates intense visual oppression for residents who spend most of their days at home, and funnels 100% of commercial and residential traffic into a narrow rear lane—creating severe safety hazards for senior pedestrians walking to local services. The Department is urged to reject this overdevelopment to protect the welfare of our community's aging demographic. Full details are outlined in the attached formal objection document

It is too high, and sets a terrible precedent. Ugly and unattractive, no supporting infrastructure. More affordable housing is needed.

I support the project. I believe it will significantly improve housing affordability and availability in the area.

I would however like to see the number of units and storeys significantly increased as well as units set aside for essential workers.

The amended layout fails to respect the clear limitations of the narrow site allotment. The developer's modifications simply relocate severe traffic congestion from Maroubra Road straight into a narrow residential rear lane, while aggressively manipulating affordable housing incentives to bypass local height limits. I request that the Department stand by the established, unified rulings of Randwick Council, the Local Planning Panel, and the Land and Environment Court by refusing consent to this overdevelopment. Full spatial and traffic impact details are outlined in the attached formal objection
