My concerns relate particularly to the significant impact this development is likely to have on the neighbouring residential complex at 288 Burns Bay Road (Emerant Lane), where my immediate family members reside.
Firstly, the proposed scale of the development—particularly the construction of buildings up to 15 storeys—will have a substantial impact on residential amenity. The apartment occupied by my family is located on the second floor and faces south toward the proposed site. If constructed as proposed, the development will dramatically alter their outlook, replacing their current open aspect with a direct line of sight into the new building. This raises serious concerns regarding loss of privacy, visual intrusion, and a reduction in natural light and overall living quality.
Secondly, the environmental sensitivity of the site should be carefully considered. The area is situated within a valley setting with proximity to water, contributing to its unique natural character. The introduction of a high-density development of this scale risks adversely affecting the local ecosystem, increasing pressure on the surrounding environment, and diminishing the natural amenity that currently exists.
Additionally, the proposal is likely to exacerbate existing traffic and parking challenges in the area. Burns Bay Road already experiences congestion, and the influx of residents associated with three large residential flat buildings will inevitably increase vehicle movements. This raises concerns about road safety, accessibility, and the adequacy of current infrastructure to support such growth.
In summary, I urge the consent authority to carefully reconsider the scale and impact of this development, with particular attention to:

I understand the need for more housing and I am not against development in principle. However, I strongly object to this proposal because it is simply too much for this site and will have a very real impact on the people who already live here.
I am not making this objection lightly. I live in this area and experience its pressures every day. Burns Bay Road is already heavily congested, local shops are already crowded, and day-to-day life already feels busy and stretched. This proposal would make all of that worse.
I am a surgical doctor in training, and one of the key reasons I chose to buy in this location was because it is central to a number of hospitals where I work. That was a major factor in choosing this home. Reliable travel matters enormously in my line of work. I am on call for a large part of the year and there are times when I may need to get to hospital urgently. Burns Bay Road is already difficult enough. Adding a large development of this scale will only increase traffic, congestion and delays. For me, that is not a minor inconvenience. It is a serious concern.
I am also worried about what this will do to the local area more broadly. I was doing grocery shopping at the local Woolworths yesterday and it was already so packed and busy. Even simple everyday tasks like shopping and parking are becoming harder. I can only imagine how much more crowded and frustrating this will become if a major development adds a large number of extra residents into an area that already feels at capacity.
This proposal would also affect my home directly. We bought our apartment for the view and the openness it offered. That was one of the things we loved most about it and one of the reasons we chose to buy there. This development threatens to take that away. Losing that view would be a major loss and would significantly affect our enjoyment of our home.
I am also very concerned by the height, bulk and overall scale of what is being proposed. Three large residential flat buildings on this site will dramatically change the feel of the area. It will create a more crowded, enclosed and overdeveloped environment, with loss of outlook, increased visual dominance and reduced privacy for surrounding residents.
On top of that, the construction phase will likely be long and highly disruptive, with demolition, excavation, heavy trucks, dust, noise and vibration affecting nearby residents for an extended period.
In my view, this proposal does not represent sensible or balanced development. It asks existing residents to bear too much of the burden, while offering too little regard for the current character, amenity and capacity of the area.
For these reasons, I respectfully ask that this application be refused in its current form. If it is to proceed at all, it should be substantially scaled back so that it is more reasonable, more respectful of the surrounding neighbourhood, and less harmful to the people who already live here.

• Traffic Congestion and Parking: Adding 225 new dwellings will result in an unsustainable influx of vehicles. Burns Bay Road is already heavily congested; this high-density project will worsen traffic flow and place immense pressure on limited local parking.
• Insufficient Infrastructure: The reduction in road and transport options, coupled with such a large-scale development, shows a clear lack of consideration for local infrastructure capacity.
