We are writing as residents of Lane Cove to formally object to the State Significant
Development application SSD-87925706 for the demolition of existing structures and
construction of residential flat buildings at 300 Burns Bay Road, Lane Cove. We reside at
290 Burns Bay Road and are unfortunately directly affected by this proposal. As reasonable
and conscientious residents of a busy and growing suburb, we understand the requirements
for affordable and sustainable housing developments that are in line with existing planning
controls. However, having reviewed the application documents, we are deeply concerned
that this proposal represents a profound and irreversible overdevelopment of this site. It is
fundamentally incompatible with the established character of the neighbourhood, the
capacity of local infrastructure, and the reasonable expectations of long-term residents. Our
full objection is set out in the attached letter.

I am writing to object to the proposed development at 300 Burns Bay Road, Lane Cove.

The scale of this proposal is a major concern. A development of up to 15 storeys is significantly out of step with the surrounding area and existing planning controls. It would dominate the streetscape and set a precedent for overdevelopment.

The number of new dwellings (220+) is also excessive for this location. The area is already busy, and this level of density would put additional pressure on local infrastructure and services without clear evidence of how this will be managed.

Traffic is another key issue. Burns Bay Road and nearby streets are already congested, and adding this many residents and vehicles will only make it worse. The proposal does not appear to include meaningful upgrades to address this.

There will also be a direct impact on neighbouring residents. The height and bulk of the building will result in loss of views, overshadowing, reduced privacy, and increased noise, which will significantly affect day-to-day living conditions.

Overall, the proposal is too large for the site and would have a negative impact on the surrounding area. I ask that it be reconsidered.

I believe the project in its current form is:
- At 15 storeys high, it is very over height for the area. The exisiting apartment buildings nearby are substantially lower & do not encroach upon each other. The current proposal is far too high & will encroach upon all the neighbouring residents.
- With 220+ apartments proposed, it is too big for the site, & too big in comparison with its neighbours. It is over sized for this site.
- There is only one road to access the site, Waterview St, & it is a small, tight intersection, controlled by traffic lights. The number of residents will add too many vehicles to this awkward intersection & access road.
- There are only a handful of visitor parking spaces available in / nearby the site. It is virtually impossible for the number of visitors to park anywhere nearby.

I rejected the project because of the environmental impact; the loss of privacy; the great movement of land and insects, and an increase in vehicles, which will significantly affect the quality of life.

I am all for expanding housing and increasing density in Lane Cove, however I have some concerns with this project.
1. There is no new public transport or even expanded cycle infrastructure being built to accommodate all the extra people moving to the area, we need commitments of long term plans for something: a light rail line to Chatswood, a ferry wharf in Burns Bay and line into the city, SOMETHING. At the very least make accessing the already existing bus stops easier, such as making the Burns Bay Reserve Aqueduct into a pedestrian walkway/cycleway, and new pedestrian infrastructure up to Burns Bay Road.
2. The shading of the building will significantly impact the residents of 300A. Aside from the privacy invasion, this will lead to loss of winter sunlight and a wind tunnel for an already south facing building.
3. The tiny parking lot by the park is already heavily overcrowded. If a new tower is to be put in, it needs to have new public parking for all of the local residents and visitors to use, and perhaps by doing so free up land next to the park to expand green space for the increasing number of residents.
4. With increased density there needs to be dual use considerations - ground floors made available for small businesses, so that walkability + livability increases for locals (i.e. like Wolli Creek)
5. More PERMANANT social housing - having a timed 15 year cut of for public housing is just glorified land banking: we need a community where our children and friends can actually live close to where they work.

The large development would impact on the traditional village atmosphere of Lane Cove. It will be less safe for the existing residents with increase in traffic flow and overcrowding. The peaceful atmosphere of Lane Cove will be impacted. I object to the number of floors in the development. It should be the same as the height limit in the rest of Lane Cove of 5-7 storeys.

As a long-time resident of 38 Cope St, Lane Cove, I am writing to formally object to the proposed development of three large apartment complexes at 300 Burns Bay Road. Having lived in this area for many years, I have a strong understanding of the character and limitations of the local environment, and I am concerned about the impact this project will have on the community.

One of the most significant issues is the scale of the proposed buildings. The height of these structures is far greater than anything currently in the surrounding area, and is entirely out of character with the existing streetscape. Such an overdevelopment risks setting an undesirable precedent while permanently altering the visual identity of the neighbourhood.

The loss of green space is also concerning. Open and natural areas are an important part of what makes Lane Cove a desirable place to live, and their reduction in favour of dense construction will diminish the overall quality of the environment for both current and future residents.

Traffic and parking pressures in the area are already problematic, particularly during peak times. Increasing the number of residents without corresponding upgrades to road infrastructure will inevitably worsen congestion, reduce safety, and make day-to-day movement more difficult for those who already live here.

Public transport in the area is already overcrowded and unreliable. Existing bus services are frequently full and subject to delays, and there is no indication that the current system can accommodate the additional demand generated by a development of this size. Without meaningful improvements, this will further strain an already inadequate service.

Finally, I am concerned about the impact this development will have on the value of my property. A substantial increase in high-density housing, combined with increased congestion, reduced green space, and pressure on local amenities, is likely to make the area less attractive to buyers and negatively affect property values.

For these reasons, I strongly urge the council to reconsider this proposal and take into account the long-term impact on existing residents and the character of the area.
