As a resident of 38 Cope St, Lane Cove for the past 15 years, and living directly adjacent to the proposed construction at 300 Burns Bay Road, I am writing to express my strong opposition to the development of three large apartment complexes in this area.
I understand the need for additional housing, however this proposal would place an unsustainable strain on our community’s existing infrastructure and services.
Our local utilities are already under pressure. The electricity grid experiences disruptions, and the water supply system has had multiple failures and is often under significant load. Adding hundreds of new apartments will only increase the likelihood of outages and reduce overall reliability for existing residents.
Traffic congestion is also a major concern. Roads in the area are already heavily congested during peak periods, and with limited parking and narrow streets, an increase in residents will worsen safety issues and extend daily commute times. Public transport does not provide a realistic alternative, as bus services are infrequent and often overcrowded.
Before approving this development, the council should carefully consider the long-term impact on livability and infrastructure capacity. Any project of this scale should only proceed alongside meaningful upgrades to utilities, road networks, and public transport services, rather than being introduced in isolation.
In addition, the proposed development is likely to negatively affect the value of my property. A substantial increase in housing supply within a concentrated area can lead to oversaturation, placing downward pressure on property values and rental returns. Increased traffic, noise, reduced privacy, and further strain on infrastructure will also make the area less attractive to buyers. Rather than improving the neighbourhood, this development risks diminishing its appeal and undermining the long-term value of existing homes.

My husband and I are owners at 300A Burns Bay Road.
* We are concerned about the height and mass of the proposal. Given that it is on the upslope of 300A-C Burns Bay Road, it will present as towering over the buildings downslope.
* We are particularly concerned about overshadowing to the apartments at 300A-C Burns Bay Road as a result of the height of the proposal. For many apartments in the block including ours, the kitchen and bedroom windows are the sole source of direct sunlight, which is highly valued. This currently provides light and warmth (the north facing facade acts as a heat bank) to the kitchen, dining, bathroom and bedroom areas. Our concern is that overshadowing will reduce the access to sunlight, making the home dark, cold and more expensive to heat in winter.
* The concern regarding overshadowing also extends to Hughes Park, which is an important community asset. We are concerned that the overshadowing will make the park darker and less amenable.
* A further concern is privacy and overlooking. The proposal is in very close proximity to the apartments at 300A-C Burns Bay Road. This will impact the privacy that is currently afforded, and which is valued, in particular to the kitchen, dining and bedroom of north facing apartments.
* A final concern is the impact to amenity potentially generated by the proposal during construction and when occupied. Again, the proposal is in very close proximity to apartments 300A-C Burns Bay Road and impacts could be expected in terms of noise and dust on an ongoing basis during construction and occupation.

I object to this massive 15 story building. Many big buildings will mean more traffic in this busy are, making it harder for us, residents to move around in this area. These buildings are almost twice the height of the existing ones, making there be a lot of view losses and privacy. This will also ruin the Lanecove character. This is an area with lots of school children living and walking around and more cars and machinary will endanger the children's life. If this massive construction begins, Hughes Park will be significantly affected as it is close to the site and not many children will be able to go there and have fun. I've lived here for about 10 years and I like the views and how it matches the Lanecove vibe. There will also be less green in the area if 300 Burns Bay Road is built. I urge you to reconsider the plan.

The excessive height of planned structure will completely block the water views from my apartment. 15 stories is twice the height of any existing structure in this area.
220+ new residences will have a huge impact on the local area which is already highly populated.
The addition of 300 car spaces will overburden an already extremely busy roadway.300 hundred spaces wont be enough for 220+residences and there is no where for cars to park on existing local streets.
The structure will completely block my existing water views and have a serious impact on the value of my unit. It will cause massive overshadow and a complete loss of the privacy of my home.
As a long term resident of 288 Burns Bay rd the devaluation of my property will be a huge loss for me.
The structure has been planned to be built to the edge of the allotted space,this will cause problems for local residents trying to access the local parks that lay below structure.
The structure is completely out of context with all buildings in the surrounding suburb and will be an ugly addition to the area. The access road is narrow and already very busy. Many people use this road and footpath to access the local parks.These parks include a children’s playground, community garden and very popular pet friendly green space. The danger that trucks will pose to local residents during excavation and construction is ridiculous.The burden these trucks will place on such narrow streets is ill conceived.
The anxiety and stress of such a construction willl have implications on my mental health,I’m 83 years of age and have enjoyed living in my home for over eight years.
This monstrosity needs serious reconsideration as it does not belong in this area.

The overshadowing of Hartman Hill Reserve and nearby green spaces would significantly reduce the environmental quality and amenity that residents rely on. The proposal would also increase density far beyond what local infrastructure and environmental resources can reasonably support.
As a resident of the Best Street community, I would be profoundly affected by the construction and long‑term presence of such a large structure. The development would diminish the natural beauty, character, and liveability of the area — qualities that define why people choose to live here.
For these reasons, I oppose the development and urge that it be reconsidered or substantially reduced in height and scale.

I am the owner of Unit 80, 300A Burns Bay Rd, Lane Cove. I am objecting to this project for the following reasons.
The height of the proposed structure is 15 storeys and will tower above our complex blocking northerly light to our complex and making it gloomy, colder, darker and more inclined to damp. This and the obliterated northerly view will depreciate the value of all the properties in 300A.
The addition of 220+ units all trying to exit Waterview drive to Burns Bay Rd will cause severe congestion and difficulties both at the roundabout and at the traffic lights. There will be increased time pressure stress and potentially accidents from the increase of traffic to a road infrastructue that is not designed for this. Parking is another consideration. car parking in this area is already under pressure and with additional 220 units parking will become almost impossible
For all the above reasons I object strongly to this development.
