the traffic congestion is already peaked.
This development will cause slow downs of journey times both during and aftre the bui;lding works.
It is much too big a project fro this road in this suburb.
s well, the bus timetable would not mhelp a lot to reduce car usage in/out of 33 Burns Bay rd.

I wish to lodge an objection to the proposed development at 300 Burns Bay Road. The area is zoned for six storeys. The proposed building of 15 storeys is out of keeping with the character surrounding area. It will pose significant overshadowing of existing neighbouring properties, as well as a loss of privacy and quiet enjoyment of courtyards and balconies from overlooking.

There is also the issue of the degradation of the values of long-established, existing properties in the immediate vicinity as a direct result of the overshadowing, loss of privacy, and clogged local roads. Whilst mindful of the need to provide more housing stock, it should be sympathetic to the surrounding vicinity and not be at the expense of long-established owners of neighbouring properties.

Waterview Drive, despite its somewhat grandiose name, is a very small street and will be unable to cope with the influx of traffic caused by the proposed 300 new carparks. Similarly, vehicular access to Burns Bay Road is difficult at the best of times due to the increased vehicular traffic caused by new developments. This difficulty extends well beyond peak hours and access is also an issue on weekends. The proposed development of in excess of 220 new dwellings will further exacerbate this problem.

Whilst public transport to the area has improved, the capacity and regularity of the existing bus service will be significantly stretch with the potential of an extra 440 residents in Waterview Drive, that is potentially an extra 440 commuter each day.

The area is green and verdant and enjoys much local flora and fauna: kookaburras, native hens, powerful owls are all in abundance and are welcomed by the current residents. A development of this size is a direct threat to the habitat of the local fauna and will completely destroy the local character of the area.

The development should be scaled back to ensure that it is in keeping with, and not in contrast to, the character of the area.

As an owner of one of the units of 292 Burns Bay Road, I am writing to formally record my strong opposition to the proposed development at 300 Burns Bay Road. This proposal represents a significant overdevelopment of the site that will yield detrimental outcomes for the local community and environment.
My objections are based on the following grounds:
1. Visual Bulk, Scale, and Loss of Amenity
The proposed height and massing of the building are inconsistent with the existing character of the area.
Overshadowing: The height will result in a substantial loss of solar access for neighbouring residences, negatively impacting mental health and increasing energy reliance.
Setbacks: The minimal boundary setbacks reduce privacy and eliminate the "human scale" of the streetscape.
2. Public Health and the Urban Environment
With over 40 years of experience in the healthcare sector, I have observed the direct correlation between high-density living and diminished health outcomes when green space is sacrificed.
Green Space: The current plan lacks sufficient deep-soil zones. This contradicts established research regarding the necessity of urban "lungs" for community well-being.
Environmental Health: The loss of permeable surfaces will increase local heat levels and reduce the area's natural aesthetic.
3. Traffic, Infrastructure, and Air Quality
Burns Bay Road is already operating at or near capacity.
Congestion: Adding 300+ vehicle movements to an already strained network without infrastructure upgrades is unsustainable.
Pollution: Increased idling times and traffic volume will lead to higher levels of particulate matter, posing a respiratory risk to local children and residents.
4. Environmental Impact on Burns Bay Reserve
The proximity of this high-intensity development threatens the ecological health and character of the adjacent Burns Bay Reserve. The potential for increased runoff and the visual encroachment of the building will permanently degrade this vital public asset.
Summary
This application prioritises developer yield over the lived reality of the Lane Cove community. I request that Council refuse this application and require a significant reduction in density and height to protect the health and amenity of the precinct.

We recognise that you are already aware of the significant concerns surrounding the proposal SSD-87925706—namely the increased building height, higher FSR, strain on local infrastructure, and impacts on views and property values.

Instead, we wish to share the personal impact.

We are a young couple who moved to Lane Cove in 2023 after years of hard work and saving to afford our modest two-bedroom apartment. Owning our home has been one of the most meaningful milestones in our lives, especially given the difficult circumstances we both came from. Since moving here, we’ve built strong connections with our neighbours and found a genuine sense of community.

After two years of trying, we finally welcomed our first daughter to the world. As new parents, we are already navigating the challenges of providing a better life for her, how we're going to afford her medical bills, pay for school fees, and make sure she has the childhood my wife and I never did. This proposal adds further uncertainty to that future — prolonged construction noise, potential health impacts, and the devaluation of the home we worked so hard to secure.

We understand with the scale of this development its being pursued under a State planning pathway and the decision is being made on a statewide level, but we ask that, beyond the reports and planning frameworks, you consider the real and lasting impact on the families who call this area our home.

I am a previous tenant of the building next door, and still am very much connected to Hughes Park on a weekly basis. The space is used by the community and currently there is already parking and access issues particularly when the hall is being used by a group. The grounds are also not maintained well - bins overfilled, dog faeces, dumped vehicles etc.  The Council already cannot cope with the traffic in and around that area and I have concern that as a community member access to this public space will become even harder and the quality and ease of life for those living the apartments there will become worse with such a large building being constructed.   The infrastructure in this area is already inadequate - let alone filling it with more residents! I object to this plan as it stands.

DEVELOPMENT SUBMISSION

I wish to register my strong objection to the proposed development on the site of 300, Burns Bay Rd Lane Cove 2066.
When I recently purchased my apartment in The Towers block, 300a Burns Bay Rd Lane Cove a major factor in my choice was the penetration of eastern and northeastern light and morning sunshine through my east facing windows. On seeing the scale of the plans for the proposed development I was shocked and distressed to realise the impact it would have on that aspect.
The significant reduction of northern light and sunshine penetration throughout the already cold winter months will severely impact, not just my quality of life, but the lives of my neighbours.
In addition, the already limited parking in the immediate area would be further impacted by the addition of 225 units because of the inadequate provision for resident parking in the proposed complex. It is already very difficult, if not impossible, for visitors to my apartment to find visitor parking or even free council parking, which is largely restricted to three hours.
Finally, the current traffic congestion on Burns Bay Rd is already stretching the local road infrastructure beyond its limit during peak periods, sometimes taking up to ten minutes to travel the short distance between the Waterview Drive exit/entrance and Centennial Rd. The addition of vehicles from the proposed 225 units will make that congestion and access to Burns Bay Rd even more problematic.
My chief objection is not to the development itself, but to its scale. If the development were to conform to Lane Cove Council building regulations many, though not all, of its negative impacts would be addressed. I therefore request that the development application be rejected, and that its scale be reduced to conform to existing Lane Cove council building regulations.
