I strongly object to the proposed development SSD81426710 at 138 Maroubra Road, Maroubra. As someone familiar with this area, I am very concerned that this proposal still does not properly address the issues that led to its earlier refusal and dismissal. The development remains too large and too intensive for such a small and constrained site. The location of 138 Maroubra Road is already extremely busy and congested. The existing two-storey building sits alongside the driveway to Pacific Square Shopping Centre, next to the entrance of one of the Pacific Square residential apartment buildings, and close to the shopping centre loading dock. There is also constant vehicle movement from the surrounding car park access points, including Bruce Bennett Place and Piccadilly Place. This is an area used every day by large numbers of pedestrians, including families with young children, older residents, shoppers, public transport users and people living in the surrounding apartments. It is already challenging to navigate safely because of the mix of pedestrian and vehicle traffic concentrated in such a small space. The proposed development is simply too bulky for its location. The inadequate setbacks and excessive scale would overwhelm the site and have a negative impact on neighbouring residents and visitors. It would also increase activity and traffic in an area that is already operating under significant pressure. Maroubra Road is one of the suburb's main arterial roads and experiences heavy traffic throughout the day. The nearby intersection of Maroubra Road and Anzac Parade is a major public transport hub with frequent bus services and high pedestrian activity. Adding a development of this size would only worsen congestion and create additional safety concerns. In my view, any redevelopment of this site should be limited to a maximum of four storeys, which would already represent a substantial increase on the existing two-storey building. A larger development is not appropriate for this location and does not reflect the realities of the site's constraints or the impact it would have on the surrounding community. I urge the consent authority to refuse this application in its current form.

I strongly object to SSD81426710 at 138 Maroubra Road Maroubra. This development proposal is very concerning as it does not address the concerns and issues that led to its earlier refusal and dismissal. The proposal is excessively bulky, will create major traffic congestion and impacts on surrounding residents and visitors and inadequate setbacks. 138 Maroubra Rd is a space that currently has a double storey building almost connected to a driveway to Pacific Square shopping Centre, next to the entry doorway to one of the Pacific Square residential apartment buildings e.g. 140 Maroubra Rd between the loading dock of Pacific Square at the back, car park access and exit from Bruce Bennett and Piccadilly Place. For these reasons, any development at 138 Maroubra Rd should not exceed four storeys which is double the size of the existing building. It is in a very small congested space which is shared by pedestrians of all ages including children and elderly. There is continuous traffic along Maroubra road as it is a major arterial road in this suburb and is a public transport hub for buses at the corner of Anzac parade and Maroubra Rd.

I am the Secretary submitting an objection on behalf of the The Owners Corporation SP 81311 - 140 Maroubra Rd Maroubra.
Please find in the attachments my detailed reasonings for objection to this project.
I have also attached an independent analysis from Corona Projects, who were requested to provide insights to the project of 138 Maroubra Rd, by the Owners Committee at 140 Maroubra Rd, based on their previous submission through council.
Whilst I recognise some details may vary in the current submission, it is important to understand the position of the LGA Council and concerns raised by experts and residents who are directly impacted, based on the previous iteration and to ensure that the original concerns of stakeholders are not dismissed by this project.
Understanding there is a need for affordable housing, the whole process is clearly skewed in favour of the developers, and I doubt that any apartment in 138 Maroubra Rd, will actually be “affordable”. Between the developer’s dodgy past behaviour with political donations and Council’s concerns with the scope and height of the proposal, I would presume an IPC referral would be a given.
