I support the development planned at 156 Ocean Street Narrabeen.

My wife and I will be close to 80 years old when the development is potentially available to occupy. Having lived on the Northern Beaches all our life we wish to be able to stay.

There is an acute shortage of over 60 developments especially that are in close to existing infastructure such as transport , shops , medical and cafes etc. It will be focused on a community feel and allows us to remain close to family and friends.

A key aspect is the "aging in place" whereby we are able to remain in our home despite acute sickness and this is rare.

Also to have 2 car spaces is rare and takes vehicles off the streets.

I appreciate the residents have their reservations and this is the norm across Sydney where the attitude is "not in our backyard". However we must embrace higher density living as the city population ages and grows in numbers. Without doubt the growth of such community living must increase and in doing so free up the large houses for younger families to enjoy.

Objection to SSD-76220734 - 156 Ocean Street Narrabeen
I live at 1/157 Ocean Street, directly opposite the proposed development.
TRAFFIC/ACCESSIBILITY
Congestion along Ocean Street and neighbouring streets is currently a regular occurrence. It is difficult to exit the unit block at 157 Ocean Street and turn left or right onto Ocean Street due to the constant stream of traffic, particularly of a morning and afternoon. Octavia Street is narrow and already can be at a standstill with cars parked either side. There is currently very limited parking for visitors and tradesmen. There will be a marked increase in traffic as well as virtually no parking if the development at 156 is approved.
There are several families residing at 157 Ocean Street with young children. The children will be at risk of harm when catching the bus to and from school, riding their bikes and crossing the road with the amount of extra traffic due to the proposed development. Crossing Ocean Street is currently difficult with no pedestrian crossing and stream of traffic.
The provision of only 7 visitors car spaces in the development is not enough.

I am 33 and cannot afford to buy my own home in the areas i want to work. I had to turn down a child care job at Narrabeen because I couldn’t find any affordable accommodation in the area. We need more of these developments so that there is more housing in the area - and the older people can move out of their homes and sell them to people like me and my family.

As an older Australian I need to plan for my future by organising a move into a seniors housing facility where I no longer have the worry of the maintenance of a stand alone home. Having this possibility also importantly helps increase housing availability. in the area. Seniors housing provides for my and my families peace of mind when any health issues arise. Indigo By Moran is in an ideal setting for me to keep in contact with friends and family . Close enough for me to walk to shops and catch a bus when having to attend medical appointments.

I object to this development as a resident of Narrabeen (home owner). This development offers no community benefit in the way of affordable house, this is an overdevelopment which will increase traffic significantly in an already congested areas for accessing the beaches. Pittwater road over the weekends is already congested; a development such of this with increased number of residents will make traffic unmanageable. This coastal area is environmentally sensitive with significant flood risk; this is a massive development with considerable environmental damage (water table and tree removal). Not to mention the visual intrusion and blocking of views for current residents in the area.

The proposed 6-story build is significantly taller than neighboring builds. This will result in a loss of privacy through overlooking and overshadowing that blocks natural light of surrounding residential homes. There is also already a significant shortage of parking in the surrounding streets which will be made worse by the high-rise build.

*Over development with the bulk of the building being too high and does not comply with the local LEPs height of 8.5m
*Zoning for the area is R3
*No benefit to the community with the cheapest price being around $3million dollars with no affordable housing included in the development. This is a private luxury retirement development and is not in the spirit of the NSW governments requirements.
*The overshadowing of surrounding properties and also visual intrusion of nearby properties in all surrounding streets.
*Traffic hazard, safety and congestion with the addition of 300 more vehicles to Lagoon st which is already under review by council for traffic problems.
*There has been no local consolation or consideration by the developers.

The height is not in line with the other buildings in the area.
There is not enough parking for residents or staff which will contest an already congested ocean st.
Make it smaller and provide more onsite parking please.
