I am writing to formally object to the proposed development at 300 Burns Bay Road (SUB-116085751). My concerns are as follows:
• Excessive Scale and Height: The proposal to increase the zone height from 7 to 15 stories is a massive departure from local planning standards. This "doubling" of height is out of character with the Lane Cove skyline and will cause significant overshadowing and loss of privacy for existing residents.
• Traffic Congestion and Parking: Adding 225 new dwellings will result in an unsustainable influx of vehicles. Burns Bay Road is already heavily congested; this high-density project will worsen traffic flow and place immense pressure on limited local parking.
• Insufficient Infrastructure: The reduction in road and transport options, coupled with such a large-scale development, shows a clear lack of consideration for local infrastructure capacity.
• Overdevelopment: Replacing existing structures with three massive 15-story towers represents excessive urban densification that will diminish the quality of life in this community.
In the morning rush hours, the first stop of the bus 251, is often full of passengers already without any seats for all the remaining stops. Adding another huge building with so many new residents will make it harder to take any public transportation in the peak hours.
I urge the Department to reject this proposal in its current form to protect the local character and amenity of Lane Cove.

I am part owner of a unit in 300C Burns Bay Road Lane Cove and am extremely concerned and object to the proposed overdevelopment of 300 Burns Bay Road (Development Application). My concerns are summarised below:
1. The massive height off the development will likely block afternoon sunlight to my unit, causing a colder apartment in winter and lower desirability of living in the unit.
2. The overshadowing of my unit will increase my heating costs in winter.
3. Public transport is inadequate with only limited bus services. A large number of new residents will struggle to get public transport that will enable a timely commute.
4. Parking is currently inadequate for residents, with some residents needing to park in Kooyong Road and walk across Burns Bay Reserve to access their unit (which can be unsafe after dark).
5. A large development at 300 Burns Bay Road without a parking space being provided for each bedroom being built (e.g. 2 Bed, 2 parking spaces) will severely exacerbate an already stressful issue for residents

This proposed development will have a significant negative impact - on many individual property owners (including myself) as well as the broader Lane Cove community.

The NSW Government's housing targets focus on new developments near transport hubs and existing infrastructure. This site has neither - and, in fact, is currently lacking in both. 

The impacts are significant:

1) As a nearby property owner, this development would severely decrease my property's value. My property was intentionally purchased due to its expansive views of the nearby area - from Burns Bay to the greenery of Riverview. This proposed (completely oversized and over-height for the area) development would detract from the outlook and block the morning sunlight. My personal financial circumstances would be severely compromised.

2) The existing traffic flow around Burns Bay Road, Penrose Avenue, Centennial Avenue and Waterview Drive is completely unsatisfactory. Anyone who bothered to look at or experience the area would know this has long been the case - particularly in the morning and afternoon. Adding an additional 221 units or 300 cars to the daily congestion would be a nightmare for locals. There appear to be no provisions to assist traffic flow in and out of Burns Bay Roay or Waterview Drive.

3) If public transport is supposed to be the answer - that too is problematic. There ain't no trains. There ain't no light rail. So buses are all we have. And any local will tell you that the existing bus services are completely lacking and unreliable - the buses are either full, late or don't turn up at all. Adding an additional 300+ residents/commuters to the mix will only add to this.

4) Lane Cove is a council area that prides itself on environment, on sustainability, on pride of the local bushland and waterways. This proposed devlopement - twice the height of existing buildings - is simply not in keeping with the local character or priorities. Survey the residents. By and large, they DO NOT WANT this kind of development in the area. This isn't sustainable growth. This is destroying the very heart, soul and character of a local area to try to meet the unrealistic housing targets of the NSW Government. 

Please reconsider - this is a project that would only benefit the developers...and certainly not the interests of the local community or nearby residents, including myself.

I am an owner of unit 9 300C Burns Bay Road and I object to the development of 300 in its current proposal for the following reasons.

1. It significantly exceeds the height restrictions of Lane Cove. It is beyond double the allowance for the suburb and is not in keeping with the local area.

2. Significant concerns with shadowing caused by the building. It is proposed to be 15 stories on a hill, likely 19 stories above my building at 300C. The proposed height would prevent direct sunlight into most of my strata complex (300A-C). This would have a direct impact on quality life and will also significantly impact the environment of the surrounding area.

3. It does not match the suburb and this location. This area backs into a bush area as well as marine area, both of which have been heavily invested in by council and government to maintain. The overdevelopment of this building would have a significant environmental impact, with shifts in sun exposure, potential pollution and increase in waste from the demolition, as well as significant increase in noise that would impact the local fauna.

4. The overdevelopment would increase congestion on already busy roads. This sections of burns bay road has minimal access, with traffic congestion occurring already at peak times. There is no proposed development for roads to accommodate the significant increase of people living and driving in the area. Although there is bus access on main part of burns bay road, this is not enough to accommodate as the buses are not frequent, and bus route 252 was already reduced to no longer go to city following development of metro

5. There is concern about lack of parking being offered in the building for residents and visitors. In our strata we have visitor parking that is already overcrowded and is often used by neighbouring buildings against council regulation. This overdevelopment would further see that these visitor parks in a public and easily accessible area are further taken. In addition, the parking area is time monitored by council but is owned by strata development, which means increased use by residents of this proposed overdevelopment would further wear down the roads that our strata would have to pay to fix. There is likely no proposed compensation from this overdevelopment for this and would cause myself and other owners to experience financial burden as well as not have adequate parking for our visitors.

Overall, I object to this overdevelopment and request that a new proposal is put forth that keeps to council height requirements, focuses on the environment and surrounding areas first, proposes adequate owner and visitor parking, and is in line with the character and charm of the area.

This development will seriously affect not only the residents of nearby homes but also the wider community due to:
- Its scale and density associated with excessive height;
- Its detrimental impacts ie loss of privacy and overshadowing to adjoining buildings and park areas;
- Its increased congestion ie traffic, inadequate infrastructure and parking, and
- Its character and incompatibility with surrounding local streetscape.
During peak hours the streets commencing at Epping Road and continuing down Burns Bay Road and Centennial Avenue all the way past the proposed development site is already bumper to bumper as it is the only arterial road leading across the river to Hunters Hill and surrounding suburbs. Where are all the extra vehicles going to be accommodated?
