I oppose this development due to the consequences and negative effects on the surroundings and people. It is obvious that the cons will outweigh the pros. Creating homes for 500- 1000 people is positive BUT at the cost and health of many thousands of residents that will be affected.
To endure 3 years of noise and debris then be stripped of sunlight will cause health issues for many surrounding residents,Hughes park visitors and vegetation of 300ABC. Mould issues from having no or minimal sun will cause health issues for people and pets. Who will be responsible for this? Lawsuits will follow if masses of people become ill or get mesothelioma/cancer.

People's daily lives are affected e.g the 300ABC clothing lines are on the rooftop- if no sun because your monster tall development blocks the sun, residents cannot dry any clothes outdoors. Even indoors the sun cannot get inbecause it gets blocked by the height of the new development. More mould and respiratory issues for people.

And of course all the other issues relating to traffic at peak times, loss of privacy being too close to the Towers in front. Fire hazards would be high with the close proximity of such high buildings which puts the Towers in front and behind at risk e.g London and Hong Kong fire incidents. Access by fire brigade would not be sufficient if a fire broke out on such a tall development.

It would be best for the community to keep the height low at maximum 8 levels to fit the character of the surroundings. It would be an eyesore already.
There are quality of life effects for current residents with many older people e.g in winter a neighbour brings his chair to the north of the building to read a book each morning. Plants will not get the sunlight and trees will die off thus the wildlife especially birds will not have habitats.

Parking is already an issue in the area for other buildings. It is plain stupid and greedy for the developers to have insufficient parking in the design.

I would like to highlight the following areas that this project will negatively impact:
Penrose/Burns Bay intersection - queuing on each of these roads during peak periods is already significant, adding around 30 minutes to travel times, this will be further increased.
Centennial Ave/Epping Road intersection - queuing during peak periods applies here as above.
Topographical challenges from location on a ridge line with no ability to widen Burns Bay Rd.
Buses stopping along Burns Bay are low frequency, unreliable, frequently cancelled and slow already, including to get to Lane Cove intersection and/or train stations such as Chatswood, Burwood and the city.
Footpaths along Burns Bay are narrow and dangerous, and not separated from main road traffic.
There is additional complexity of the hook turn (no right turning onto Waterview drive from Burns Bay when travelling north) which has limited capacity for queuing at Burns Bay Rd/Wateview Dr intersection.
Complexity of the waterview drive intersection and narrow roads to access the site - not appropriate for construction vehicles or additional traffic & danger to pedestrians.
Insufficient parking provision and on-street capacity for overflow - already illegal parking in council car park, Hughes Park etc.
Increasing floor/level allowance from current of 7 floors/levels will put other buildings in almost all day shadow impacting heating/cooling and therefore electricity use.
Increasing building height allowance will have detrimental impact on plant and bird life in the area.

I am an owner at 2 Waterview Dr and have been a resident for 7 years as well as being a professional transport economist. I am strongly opposed to development in this particular location because:
• Significant topographical and transport access constraints mean the development will have a catastrophic impact on congestion, safety and amenity – Additional construction vehicles and traffic generation from residents (+1,260 car trips per day) combined with insufficient parking (1 park per dwelling, likely to be an additional 71-119 vehicles parking on-street) and poor bus services (infrequent, slow and unreliable) will have a catastrophic impact on congestion, safety and quality of life for local residents and through-traffic from nearby Victoria and Epping Roads:
o Burns Bay Rd is located on a ridge line with narrow lanes and paths which are not separated from local traffic, meaning further widening or intersection upgrades are not feasible.
o There are substantial deficiencies in the transport assessment which mean it is misleading and cannot be relied upon:
 Only 2 local intersections have been modelled with the most congested locations omitted.
 But even then, this modelling shows the intersection will be over capacity by 2035 without the development.
 No intersection upgrades or other capacity improvements have been included in the proposal.
• Inappropriate scale of development which is double the existing middle-density developments in the area (5-8 storeys) – Lane Cove has already done a lot of “heavy lifting” in terms of medium density development around the Lane Cove Town Centre and Waterview Drive/Burns Bay Rd (5-8 storeys). However, development of up to 15 storeys is totally out of character with the local area, being double the current height limit. Lane Cove has been rated as one of the most liveable local governments in Australia but this sort of high density development is now putting this under threat from the construction and resident traffic that will be generated with no mitigation.

As the owner of a unit in 292-298 Burns Bay Road and the father of a daughter who attends the daycare centre located at 2 Waterview Drive, I’m extremely concerned about the plans and believe we should reject the proposal for the following reasons:

• Building works and construction would create dangerous conditions for my daughter, other children and pedestrians around the day care centre and its surrounds
• Construction works would impact the safe use of the local playgrounds
• Day to day safety, including the ability to safely walk to the bus stop, local parks or shops, would significantly reduce due to increased traffic and foot flow from construction work and new residents and the associated dangers
• The proposal would dwarf other buildings, cause loss of views and overshadowing, as well as a loss of privacy and being an eye sore for local residents. This includes significant impact on the current privacy and view of my balcony, which would be ruined by the proposed development (see current view attached, where you can see the roof of the existing building on the right hand side of the image)
• Significant noise pollution (both from construction and post completion due to new residents) that would impact local residents
• Significant environmental impact on local nature, especially Hughes Park and Burns Bay Reserve
• Local infrastructure, especially the roads to and from 300 Burns Bay Road, wouldn’t be able to cope with the significant increase in traffic and congestion (both during construction and post completion due to the increase in local residents)

I understand the need to build sufficient housing, but the proposal will create significant danger for local residents and children, harm the local environment/nature and is very much out of place for the area. If the work is approved, I struggle to think how I could safely take my daughter and our dog on a walk to Hughes Park or Burns Bay Reserve, it's hard enough to do so already let alone with the residents of 3 new apartment blocks also using the roads or the associated construction works. I sincerely hope you’re able to decline the proposal to ensure the safety of local residents, children and nature.

Dear Planning Assessment Team,
I wish to formally object to the proposed development at 300 Burns Bay Road, Lane Cove.
While I am not a resident of the immediate area, I am a regular visitor and am concerned that the proposal, in its current form, places excessive strain on both the character of the suburb and its existing infrastructure. My key concerns are outlined below:
• Excessive height and scale: The proposal significantly exceeds current zoning expectations, with buildings reaching approximately 15 storeys. This is out of proportion with surrounding developments and will visually dominate the area.
• Overdevelopment of the site: The addition of 200+ dwellings represents a substantial increase in density that does not appear to be supported by existing infrastructure capacity.
• Traffic congestion: Burns Bay Road is already heavily congested, particularly during peak hours. Increased vehicle movements from a development of this size will further impact traffic flow and accessibility.
• Insufficient parking provision: The proposal does not appear to include adequate parking for residents and visitors. This will likely result in overflow into surrounding streets and community spaces.
• Impact on local amenities: Increased parking demand is expected to affect access to nearby facilities, including the Waterview Community Centre and surrounding recreational areas.
• Overshadowing and loss of amenity: The height and bulk of the buildings will result in significant overshadowing of neighbouring apartments, many of which were built in accordance with existing planning controls. Public spaces such as Burns Bay Reserve and Hughes Park are also likely to be adversely affected by reduced sunlight.
• Inconsistency with local character: The overall scale and density of the proposal do not align with the established character of Lane Cove and surrounding areas, risking a negative shift in the feel and liveability of the suburb.
In summary, the proposal appears to prioritise density over appropriate planning outcomes and does not adequately address the impacts it will have on the surrounding area.
