The scale of this project is totally out of sync with the neighbourhood and will strongly impact negatively on both local residents and the northern beaches in general. 5-6 storeys is totally out of keeping with the neighbourhood - how is it even being submitted as a possibility? Narrabeen is not high-rise Dee Why and should never be allowed to become so to satisfy the greed of developers. The impact of increased traffic and lack of visitors parking (7 visitors parking spots proposed) is a further issue that will be highly detrimental to neighbourhood traffic. This project needs to be downscaled to a reasonable level - it is untenable as currently proposed.

The proposal is a significant departure from current zoning and a major burden on limited infrastructure in the area.

The local area is surrounded by 2 and only occasional 3 story buildings so the proposal is a blight on the area.

The government has a commitment to providing affordable housing , this development is contrary to this objective as it eliminates existing accomodation for aged care and or homeless woman and the product is catering to wealthy residents with market value of in excess of $3m per unit.

There is no on street parking available so the development should accomodate two vehicle spaces per unit and appropriate visitor parking .

Lagoon St is a narrow street and the overdevelopment will buy more pressure on emergency exits from the area as the development is in close proximity to flooding. This is a major safety concern and a reason why developement needs to be limited.

The development will also overshadow the neighbours and potentially the beach which is also not acceptable.

I oppose this development because of the following reasons:

- no local benefit: private luxury retirement development offers no affordable housing or community benefit

- overdevelopment: six-storey apartment with 149 apartment complex is not seen anywhere else along lagoon street. The only examples I can think of in Narrabeen - Collaroy are two developments which have caused serious coastal issues and are major eye-sores (eg. Flight Deck)

- visual intrusion and overshadowing: this will block ocean views and overshadow neighbouring properties

- traffic and safety hazards: 300+ vehicles entering lagoon and ocean st will worsen congestion and reduce safety

- flood and coastal risk: located in a flood and erosion zone - unstable for dense development

- tree removal: removal of mature trees destroying habitat, coastal screening and local amenity

- environmental impact: threatens the fragile coastal dune system and bird habitats

- no local consultation or consideration by developers

The proposed construction is not in keeping with its surroundings. A 6 storey building in this location with the proposed footprint would create huge traffic and parking problems. The streets are busy and not wide enough for existing volumes of traffic to enter and exit safely from current residences. Street parking is already insufficient for current needs on all the bordering streets.

This design and scale is a blatant contravention to the character and planning of the peninsula, both the existing and future.
It belongs in bankstown or lakemba.
6 stories in a 3 story area? There should be a call for an investigation if this progresses.

The development is too large for the area and does not take into consideration existing strain on traffic & parking that would be further impacted by another 250+ cars as well as boats and caravans likely to come with this demographic & style of living.

5-6 storey building in this area is too big. Parking is already limited for current residents in the immediate streets and this will only put a larger strain on us trying to find parking close to home.
Further to this, visitor parking spaces need to be more than what’s on the plans.
In addition to this, we already have struggles turning out of side streets into Ocean St due to the high amount of traffic on Ocean St. This will only add further long term congestion to the area.
We also live within direct view of the nursing home. We will lose privacy on our own property with levels higher than the current building.
Lastly, last reports said that Narrabeen was ruled out for mid/high rise buildings within 400m of town centre. Why is this then being approved? This will open the flood gates for more developers and take away from what makes Narrabeen a desirable suburb to live in compared to our neighbouring suburbs of Collaroy and Dee Why.

As a resident of ocean street narrabeen I object the development. It is incredibly heartbreaking that it has come to this. Had the housing been affordingable and achieveable for local residents, this could have been a different story. It is overdevelopment and overcrowding of a beautiful local area. There is not enough street parking for locals never mind the residences visitors, second vehicles, boats, trailers and then staff parking! It will cause great environmental impact to animals and birds including cockatoos and sea eagles and the removal of trees.
