Dear NSW Government,
I am writing to express my concerns regarding the proposed development at 156 Ocean Street, NARRABEEN. While I understand the importance of urban growth and development, I believe this proposal is not in keeping with the character and scale of the surrounding area and raises several issues for local residents.
Key Concerns:
Scale and Height: The proposal is for a 6-storey building, whereas the surrounding properties are predominantly 3-storey. This significant difference in height is inconsistent with the neighborhood’s character and would dominate the streetscape.
Impact on Privacy: The height and positioning of the building will overlook adjacent residential properties, particularly private outdoor areas, significantly reducing privacy for neighboring residents.
Density and Overcrowding: The level of density is likely to place undue pressure on local services and infrastructure in a small area like the narrabeen peninsula.
Traffic and Safety Concerns: The increase in units will inevitably increase traffic in the area, potentially creating congestion, safety risks, and parking challenges for residents.
I respectfully request that the council consider these issues and either:
Reduce the height of the building to align more closely with existing 3-storey structures, or
Reassess the number of units and overall density to mitigate impacts on privacy, traffic, and neighborhood character.

No other projects 6 stories high have been built in Ocean Street in many years and especially up the northern end. Moran has been allowed to throw out all the people from the existing nursing home than have the hide to say it's going to be for over 60s. If this development goes ahead...

The scale of this project is totally out of sync with the neighbourhood and will strongly impact negatively on both local residents and the northern beaches in general. 5-6 storeys is totally out of keeping with the neighbourhood - how is it even being submitted as a possibility? Narrabeen is not high-rise Dee Why and should never be allowed to become so to satisfy the greed of developers. The impact of increased traffic and lack of visitors parking (7 visitors parking spots proposed) is a further issue that will be highly detrimental to neighbourhood traffic. This project needs to be downscaled to a reasonable level - it is untenable as currently proposed.

The proposal is a significant departure from current zoning and a major burden on limited infrastructure in the area.
The local area is surrounded by 2 and only occasional 3 story buildings so the proposal is a blight on the area.
The government has a commitment to providing affordable housing , this development is contrary to this objective as it eliminates existing accomodation for aged care and or homeless woman and the product is catering to wealthy residents with market value of in excess of $3m per unit.
There is no on street parking available so the development should accomodate two vehicle spaces per unit and appropriate visitor parking .
Lagoon St is a narrow street and the overdevelopment will buy more pressure on emergency exits from the area as the development is in close proximity to flooding. This is a major safety concern and a reason why developement needs to be limited.
The development will also overshadow the neighbours and potentially the beach which is also not acceptable.

- overdevelopment: six-storey apartment with 149 apartment complex is not seen anywhere else along lagoon street. The only examples I can think of in Narrabeen - Collaroy are two developments which have caused serious coastal issues and are major eye-sores (eg. Flight Deck)
- visual intrusion and overshadowing: this will block ocean views and overshadow neighbouring properties
- traffic and safety hazards: 300+ vehicles entering lagoon and ocean st will worsen congestion and reduce safety
- flood and coastal risk: located in a flood and erosion zone - unstable for dense development
- tree removal: removal of mature trees destroying habitat, coastal screening and local amenity
- environmental impact: threatens the fragile coastal dune system and bird habitats
- no local consultation or consideration by developers

The proposed construction is not in keeping with its surroundings. A 6 storey building in this location with the proposed footprint would create huge traffic and parking problems. The streets are busy and not wide enough for existing volumes of traffic to enter and exit safely from current residences. Street parking is already insufficient for current needs on all the bordering streets.
