I live in the immediate area and have significant concerns about the current proposal for the Waterloo Mixed-Use Development.

1. Oversupply & Density Concerns
The Waterloo/Redfern/Green Square corridor is already experiencing very high residential density, with many large apartment buildings completed in the last few years. Adding another high-rise directly opposite existing apartments increases the sense of overcrowding and puts additional pressure on sunlight, privacy, views, traffic, and general amenity for current residents.

2. Impact on Local Property Values & Housing Balance
While I support the principle of affordable housing, the current proposal lacks clarity about the proportion, management, and long-term framework for these units. Without clear guidelines, there is concern about how this may impact the surrounding property values and the overall housing balance in the neighbourhood. A more transparent model would help reassure existing residents.

3. Lack of Supporting Infrastructure
Before delivering another 800+ dwellings, the area urgently needs upgraded community infrastructure.
Local residents have been requesting improved facilities for years, especially sports and recreation spaces, gyms, swimming facilities, playgrounds, green spaces, and community services.
The proposal seems heavily focused on maximising residential yield, without providing the kind of community infrastructure required to support such a significant population increase.

4. Urban Design & Liveability Issues
A high-rise of this scale directly in front of existing apartments risks creating a “wall of buildings” and reduces natural light, airflow, and visual openness in the precinct. A lower-rise, more human-scale development would better complement the character of the neighbourhood and avoid negatively affecting existing residents.

5. Request for Reconsideration or Revision
I ask that the project be reconsidered or revised with stronger emphasis on:

moderated building height and massing

clear, transparent affordable housing guidelines

proper investment in community and recreational facilities

improved open space and green areas

meaningful engagement with local residents

I am writing to object to the proposed 36-storey tower planned near my home. The most significant concern is that a building of this height and density is entirely incompatible with the established suburban design of our neighbourhood. The area is characterised by low-rise, low-density development, and introducing a 36-storey high-rise would fundamentally disrupt the built form, scale, and character of the community.

Beyond this, the neighbourhood is already densely populated, and adding such a large number of additional residents in a confined area would worsen traffic congestion, place further pressure on local infrastructure and amenities, and reduce sunlight to surrounding homes.

Because this proposal does not fit the suburban design or the practical capacity of the area, I kindly request that it not be approved in its current form.
