I support the proposed development at 25–27 Leeds Street, Rhodes.

I work in the Rhodes area and visit very frequently for shopping, dining, and meeting friends. From my personal experience, Rhodes is already a very active and convenient place, but there is still strong demand for more housing in this area.

I believe that increasing the number of apartments in a well-located area like this makes sense. More residents will help support local businesses, improve vibrancy, and make the area feel even more lively and safe, especially during evenings and weekends.

The inclusion of affordable housing is also a positive aspect of this project, as it helps create a more diverse community and provides opportunities for more people to live close to work and amenities.

Overall, I think this development will make Rhodes an even better place to live and visit, and I support the project.

This submission seeks to add significantly more levels and units to this existing project, in a suburb that is already overpopulated and lacks necessary infrastructure to support the material increase in residents that even the original plan of the proposal was going to cause.
Rhodes cannot afford to have more residential unit approvals even with upcoming/planned infrastructure development. I thus object to this amendment.

The Northern end of Rhodes needs a major makeover so any new development is welcomed. By being on the water front, this will bring more premium luxury properties which will redefine how Rhodes North will transform into. More public facilities please!

This project makes sense because it is part of development already happening in the area and will help open up the foreshore for public access, which is a real benefit for the community.

It will also help fund the long-awaited pedestrian bridge at Rhodes Station. That bridge is badly needed to improve safety and make it easier for people to move around the town centre and access public transport.

I also support the proposal because it will deliver more affordable housing in a location where new homes are needed most. It is close to transport, close to a future school, and well placed for people to live without adding pressure to less suitable areas.

Overall, this is a good opportunity to provide more homes, better public access to the foreshore, and improved infrastructure for Rhodes. For those reasons, I support the proposal.

I am writing to lodge an objection to the proposed mixed-use development with infill affordable housing at 25–27 Leeds Street, Rhodes.

As a local resident, I have several concerns regarding the cumulative impact of this development on an already highly congested area.

1. Traffic and Transport Capacity
Rhodes is currently experiencing significant pressure on transport infrastructure. Peak-hour congestion on local roads and limited public transport capacity are already major challenges for residents.

The addition of a high-density development is likely to further exacerbate traffic congestion, increase travel times, and place additional strain on existing infrastructure that is not adequately equipped to support further growth.

2. Overdevelopment and Population Density
The Rhodes area has seen rapid and continuous high-density development in recent years. The current level of population density is already placing pressure on essential services and amenities.

Further intensification without corresponding upgrades to infrastructure risks reducing overall liveability and undermining sustainable urban planning principles.

3. Environmental and Sustainability Concerns
While increasing housing supply is important, it should be balanced with environmental considerations and long-term sustainability.

Further densification in an already built-up area may:
• Increase urban heat island effects
• Reduce green space availability
• Place additional pressure on local environmental systems

A more balanced approach to development, with appropriate infrastructure and environmental planning, would be more suitable.

4. Infrastructure Readiness
There is insufficient evidence that supporting infrastructure — including transport, public amenities, and community services — has been adequately upgraded to accommodate additional population growth from this development.

Conclusion:
While I understand the need for additional housing, I believe this proposal does not sufficiently address the existing constraints in Rhodes and may negatively impact the community’s liveability and sustainability.

I respectfully request that these concerns be carefully considered in the assessment of this application.

I object to the proposed major project upgrade for the mixed-use development with infill affordable housing at 25 to 27 Leeds Street, Rhodes.

My main concern is that this proposal is not environmentally responsible. Development in this area is already very intense, and further increasing the scale and density will put additional pressure on the local environment, open space, and overall liveability of Rhodes. Projects of this kind should support sustainability in a genuine way, not simply add more built form into an already highly developed area.

I am also concerned that this proposal will add to the overcrowding that residents are already experiencing. Rhodes has seen significant growth, and the surrounding area is already dense and heavily populated. Additional development of this scale will further strain community infrastructure and reduce the quality of life for existing residents.

Transport and access are also serious issues. Traffic congestion in and around Rhodes is already difficult to manage, and public transport, local roads, parking, and pedestrian movement are under increasing pressure. Approving a larger or intensified project in this location without clear and practical solutions for transport capacity will only make these problems worse.

Overall, I believe this upgrade would place too much pressure on an area that is already overdeveloped and difficult to manage. For these reasons, I oppose the application.
