I object to the proposed mixed-use development at 815 Pacific Highway, Chatswood. Please refer to my attached submission.

I OBJECT to the proposal. 61 storey is TOO BIG on the site.

The location is a edge of the Chatswood CBD. The other side of the Pacific Highway on the west side is a lower building residential area.
The SSD becoming monster developments. Where is the infrastructure to support large scale of the developments? – such as schools, roads, car parks, essential services and community facilities. The large scale developments in Chatswood CBD should be posed for now to determine “real infrastructure”.

I support the need for more housing. However the new SSD must be planed and accepted by the local communities as liveable communities.

I also have a concern about the external appearance of the proposed building.

It is hard to understand from the document but the proposed new building looks like glass/metal looked building. The Zenith Towers on Pacific Highway create sun reflection in the afternoon to nearby buildings(residents). Our building on View Street have impact by the Zenith Towers. The windows facing east get sun reflection in the afternoon. During the summer time when the sun is strong, we feel more impacted. I wondered why the council approved such a building design.

The proposed Panorama site SSD building is much higher than Zenith Towers. The site is on the corner of the Pacific Highway and Help Street. The drivers who is driving up to Fullers Road towards the Pacific Highway, the vision may be obstructed by the Sun reflection. Interestingly the Panorama building do not have windows on the Pacific Highway side where facing the west.

The sun reflection by high rise buildings do impact wider area of the Chatswood west residents and wild life. Any new high rise building in Chatswood CBD should be designed for not affecting sun reflection.

This new project looks wonderful in principal, and a new development utilising the existing footprint of the current building would be welcome. However the current proposal is absurdly tall, compared to other buildings nearby, and requires substantial revision and review.
I urge the council to reject this proposal as submitted, and seek a substantial amendment to the design of the proposed development, such that its size and scale remains in line with the existing nearby buildings, and will complement and improve the local neighbourhood, rather than cause a substantial negative impact to them.

This proposal represents a major over development of a very small and constrained site. It raises serious unresolved concerns regarding local planning integrity, cumulative traffic, construction safety, worker access, deep excavation, waste transport, reflectivity, glare, light spill, wind, infrastructure capacity, open space demand, environmental impacts and community participation.
The proposal should not be approved unless DPHI requires proper cumulative assessment, independent technical review, improved community consultation and enforceable safeguards to protect the long-term public interest.
