The proposal is another substantial development being considered without a clear, funded program for the roads, transport, health, education, wastewater and recreational infrastructure required by the cumulative increase in population.
Mona Vale cannot continue to absorb development one site at a time while the combined consequences are left unmeasured. By the time the cumulative impacts become undeniable, the additional buildings and population will already be permanent. A entire town planning assessment with all possible developments included needs to occur, to understand the full impact.
I therefore request that SSD-113872990 be refused.

I believe this project shouldn't go ahead on the following grounds :

1. Mona Vale is already struggling with traffic congestion, including delays at traffic lights, availability of parking at shops, and impossible parking at the beach on summer weekends.
2. I've lived in the area for over thirty years, and watched development destroy Mona Vale. It's following the trend of Dee Why, which has been a disaster. I've watched buildings progressively get higher. The concept of buildings of more than six storeys is completely unsuitable for the area. Enough is enough. We need to retain what's left of our quality lifestyle.
3. Infrastructure isn't able to cope with further development.

I object to this proposal and ask that it is rejected on the following
grounds:
- Extreme excessive height of building (6-8 storeys) will impact light, wildlife and trees (loss of) and is very out of character for our beautiful beachside. FIRE access to that height of building will be very difficult for a small Fire Station such as Mona Vale. Special ladders will have to come from Manly Fire Station and could take over 20 mins under Siren.
-Traffic is already extremely busy and cars speed along our street. Over 100 more cars will make Darley Street East very unsafe coming out of and into driveways. It's the only thoroughfare to the Mona Vale Beach and already no parking available.
- FIRE.
- Sewerage is already impacted in our local area. Another 54 apartments in one street will completely clog the system, affect our ocean.

Whilst I do not oppose development i do strongly object to this oversized development.
A building of this size is completely wrong for this area that is already struggling with the existing infrastructure. The roads are already congested, sewage, water systems are already under pressure. Exit roads, only 2 options in the event of a national disaster, (bush fire) would be unable to handle evacuation, putting lives at risk.
This building will have a negative effect on affordability, it would be replacing an existing 18 affordable dwellings with 53 multi million ( $3 to $5 million) dollar units. This will not help struggling families, only the rich. I have two grandchildren still living at home, with university degrees and jobs but could never afford this building.
Who is this meant to be helping other than the developers and the rich?
Destroying Mona Vale for who?
Please do not allow this to go ahead in this size.

I object to this proposal and ask that it be rejected on the following grounds
Eight storeys is out of character not respecting the existing beach side character of 1 2 and 3 storeys.
Parking and congestion issues as already inadequate street parking due to beach goers coming from out of area and existing flats and appartments.
Loss of trees and canopy housing wildlife and native birds,
Sewage system inadequate with constant over flow into nearby ocean.
Traffic congestion if a bush fire as there are only 2 streets in and out clogging up evacuation routes in case of a disaster such as major bush fire
Inadequately water pressure due to water board inefficiencies to maintain due to increased development
I don’t believe this will not be affordable housing due to unaffordable price range for luxury apartments from 3 to 4 million. This cannot be sold as affordable housing and should not be used as a loophole for greedy developers
State government has promised not to upgrade any infrastructure in this area. Presently the current infrastructure cannot cope with any extra migration of people.

The replacement of affordable flats with a tower of mainly luxury apartments does nothing to achieve the affordable housing goal of the NSW Government. It is in fact doing the opposite.
Every increase in size of developments in this area puts pressure on the limited sewerage facility and drainage.
There has been a marked increase in density in Mona Vale of late including over 55's residences which the community has been able to accommodate. A policy of luxury high rise development will cause a bottle neck at Mona Vale that will affect everyone north to Palm Beach and west to McCarrs Creek.
The NSW Government promotes Mona Vale as a public transport hub but residents of luxury appartments are unlikely to use this service.
Multi-stories of artificial light on the hill near the beach will interfere with habits of marine life.
Positioned next to a single story heritage listed home, the tower will not enhance the built environment and makes problems of overshadowing, increase in noise and light for neighbours.
Our objection is supported by, but not limited to
1. Pressure on and overloading of sewers and other services
2. It will not contribute to the goal of providing affordable homes
3. It will further overload the traffic flow and public transport
4. It is incompatible with the local area.
In principle these comments apply broadly to the intention of government to redevelop Mona Vale, increase the population and scandalously financially underwrite the developers.

INFRASTRUCTURE. I am very worried that there is no infrastructure put in place before allowing is level of building to go ahead ,we have no roads or public transport to deal with the amount of people projects like this will bring in .

TRAFFIC CONGESTION IN OUR VILLAGE. This is hard enough already, it takes ages to get a parking spot in monavale .
It will be a safety risk for pedestrians as people go round and round looking for empty spaces and they will be parking in adjoining streets which will also affect people that live in that street.


WATER PRESSURE. New homes will make it even harder to have good water pressure in our homes, it is vital to be able to do so especially in the summer months with bush fires that my impacts us living surrounded by bush and only a few road to escape .
