Whilst some level of development is fine, it’s the massive scale that is the issue. Yes replace the shops. Yes put in units. But nearly 800?? Anyone deciding this needs to go to Eastlakes in Peak hour and see what it is like now, let alone with 800 more units. As for affordable housing. I object to this also. If it was lifetime affordable I’d be fine with that, but it’s just an excuse for a developer to make far more units and profit, then in 15 years time after everything has appreciated, make a mega profit. It’s just a con. Further, as a semi regular flyer, can you guarantee my safety given I know this exceeds planning controls for the flight path? So many issues with the scale of this it’s ridiculous.

I am for redevelopment but the increase to 18 storeys is completely out of character with Eastlakes. There is pitiful local transport to accommodate the big increase in population and the roads around Evans Avenue are already fully congested in morning rush hour from 730-9.

As a regular visitor to the area I am not supportive and deeply concerned about the traffic and congestion impacts to the region of the proposed development.

The size and scale of the development is unsuitable for the location and current infrastructure facilitating effective movement around the area.

The development will block sunlight to the surrounding area and does not integrate at all with the surrounding open spaces.

Furthermore, the Community Consultation Report raises several of these concerns and the responses are insufficient to address them, leading to no amendments or tangible alterations to the proposal.

I object to the submission based on the following concerns.
The overall size of the proposed footprint, increase of unit numbers, and increase strain on local amenities and infrastructure.
Traffic and congestion - Eastlakes is already a bottle neck, with all the additional traffic, Evens Ave and Gardeners Road will become impossible to exit during peak hours.
Overshadowing - the proposal shows shadowing as far as Mascot Drive which will have a direct impact to the quality of neighboring dwellings.
I respectfully request the department reject this application in its current form or require significant reduction in height and density, demanding a more sympathetic design for the Eastlakes area.

While I support additional housing in appropriate locations, this proposal represents a significant increase in scale beyond the previously approved development.
My concerns include:
1) Excessive height and bulk
The proposal is substantially larger than the approved development and is out of character with the surrounding Eastlakes area.
2) Traffic and Congestion
The developer's own assessment predicts an approximate increase of 246 vehicles in morning peak and 332 in afternoon peak. Local roads particularly Evans Avenue, Gardners Road and surrounding intersections already experience congestion.
Parking in the area is particularly difficult at the best of times.
3) Overshadowing and loss of amenity
The proposal acknowledges increased shadow impacts on neighbouring properties and Jack Mundy Reserve.
4) Insufficient Open Space and Landscaping
Deep soil planting is limited to only 595 sq m (3.3% of the site area) which is inadequate for a develop.ent of this size.
5) Pressure on local infrastructure
Hundreds of additional apartments will place further strain on local roads, public transport, schools, health services and community facilities without corresponding infrastructure upgrades.

I respectfully request that the Department refuse the application in its current form or require significant reductions in height, density and traffic impacts before any approval is considered.

Significant impact on traffic during the peak and off-peak periods. Evans Ave is already a nightmare in the mornings. Adding another 1000 apartments is going to become impossible and not fair to already residing residents
• Significant impact on the ability to exit and enter The Grand car park.
• The height of the building exceed the current levels for air traffic and as such may become a safety concern

Submission Objecting to SSD-90572458 – Eastlakes Mixed Use Development (19A Evans Avenue, Eastlakes)

I object to the proposed development at 19A Evans Avenue, Eastlakes.

While I support additional housing in appropriate locations, this proposal represents a significant increase in scale beyond the previously approved development. The application seeks buildings of up to 18 storeys and 62.9 metres in height, compared to the existing approval of 7–12 storeys and 40.8 metres. It also increases the floor space ratio from 2.11:1 to 5.29:1 and the number of dwellings from 425 to between 736 and 877 dwellings.

My concerns include:

1. Excessive Height and Bulk – The proposal is substantially larger than the approved development and is out of character with the surrounding Eastlakes area.
2. Traffic and Congestion – The developer’s own assessment predicts an increase of approximately 246 vehicle trips in the morning peak and 332 vehicle trips in the afternoon peak. Local roads, particularly Evans Avenue, Gardeners Road and surrounding intersections, already experience congestion.
3. Overshadowing and Loss of Amenity – The proposal acknowledges increased shadow impacts on neighbouring properties and Jack Mundey Reserve. Residents and park users should not bear the cost of excessive overdevelopment.

too high, the biulding is too high
many apartment and many shop which will create lots of conjuction day and night in the area
the street around is too narrow, Evans, Barber and Race course
I make my plea to the bayside coucil to reconsider the effect of this devolopment in the area
why not only two level of shoopping center , i think thast is enough

I have lived in Eastlakes for 25 years. I am very familiar with the location of the proposed new development. I am extremely concerned about its impact on surrounding area particularly in regard to traffic circulation. Already in the early mornings traffic backs up in Evans Ave into Florence Ave causing congestion and delays. Racecourse Place/Rd is the main entry point into Eastlakes and the proposed new centre. I do not see how the existing road network will cope with the increase in traffic from additional residents, shoppers and deliveries to the shops. My amenity is to enter and exit my suburb is going to be directly impacted. The plans indicate no consideration of traffic impact. Furthermore, our suburb is poorly served by public transport. There are few bus routes, most do not run frequently and they do not shuttle regularly to either Mascot Station or the L3 terminus. I am also concerned about the height of the proposed towers and the likelihood of overshadowing of the park adjacent and neighbouring properties which will weigh heavily on residents.
