Response to Exhibition of Proposed Residential Buildings at 10, 14 and 14a
Stanhope Road, Killara (SSD-81890707)
I object to the proposed development.
I previously submitted an objection (25/26-5-2025) and none of the changes made
to the plans have addressed my concerns over amenity, privacy, and traffic congestion raised.
1. I object to the proposed development because it is over-scale for the limited
site and too high at 10 storeys at the northern boundary with 10 Marian Street.
Our study window, our kitchen window, and our rear bedroom windows look directly out on the
existing Cyprus tree barrier, and this development will tower over them and be a menacing and
highly objectionable intrusion. That’s assuming they are not removed by the developer, which is
a horrific risk.
2. I believe the development will ruin the local environment and diminish the
amenity of the area for its neighbours;
3. I believe Stanhope Road is already unsafe, particularly with its junctions with
the Pacific Highway and Culworth Avenue and especially during construction
when it would become very dangerous;
4. I believe that during and post construction, Stanhope Road would be so
parked out that its amenity would be destroyed;

I object to this offensive and inappropriate developmwnt due to the following reasons:
1. At over 33m high it is massively out of character with the surroundings and the heritage nature of the street and well in excess of the current council restriction of c.9.5m
2. A 10 level building directly near a heritage listed house at 12 Stanhope is inappropriate. There is a place for high rises its called Chatswood and Hornsby not a pure residential suburb like Killara.
3. Landscaping, screening etc will not fix the issues.
4. Saved TOD rules doesnt mean auto approval - impacts to heritage must still prevail.
5. That section is already too busy, too narrow and there have been accidents and many near misses involving cars. More traffic and more parked cars will just add to the problem and risks to my children.
6. I live close by and I dont want my family of 4 young kids impacted by the increased pollution that the construction and increased traffic volumes that will result.
Regards, Killara Resident

I object as I am not satisfied that the modifications to this project sufficiently and conclusively address all the issues raised in the original and the modified proposal for the reasons outlined in my submission.

I object to the proposed development.
I re-attach my previous submission dated 22 May 25 and repeat all comments made as though current, as I consider the Proponent’s Response does not alter the material facts and my previous opinions. I also attached a further response to the latest submissions.
1. I object to the proposed development because it is over-scale for the limited
site and too high at 10 storeys at the northern boundary with 10 Marian Street;
2. I believe the Clause 4.6 Variation request should be rejected because it is
based on inaccurate and misleading information and not in the public interest;
3. I believe the development will ruin the local environment and diminish the
amenity of the area for its neighbours;
4. I believe Stanhope Road is already unsafe, particularly with its junctions with
the Pacific Highway and Culworth Avenue and especially during construction
when it would become very dangerous;
5. I believe that during and post construction, Stanhope Road would be so
parked out that its amenity would be destroyed;
6. I believe that it is unfeasible for the removal to tip of the predicted 20,000 +
tonnes of excavated and demolition material via Werona Avenue as it does
not lead to a local traffic-light intersection with the Pacific Highway, and that
despite any attempts to deny access to Culworth Avenue, the direct route to
the Lorne Avenue traffic-lights, those efforts would be unsuccessful and cause
undue danger; and
7. The stormwater discharge should not/cannot be via 10 Marian Steet as it
would feed directly into the Council’s declared Overland Flow or Mainstream
Flow Flood Planning Area and may cause flooding of its buildings – see later
detailed comments.
