I have already written a submission opposing the scale of this development for Potts Point. The proposed mass and new excessive height will make it an eyesore in Potts Point - it is completely out of proportion and sympathy to the ethos of the area. The area is being profoundly changed and decimated by the number and scale of new developments. There has been a significant loss of affordable housing in the area and this is massive - 80 apartments off the slate. The token offer to add in affordable apartments which in 10 years of so can be reclaimed is offensive. A blantant working of the system for commercial gain rather than any social concerns.
I also believe that high rise is an unhealthy solution to affordable living - and low rise can be effectively used to increase density and without creating undue nebative environmental and social impacts.
I am currently traveling overseas so completing this submission in a short time frame has been an issue.
I strongly oppose this development - see attached very breif submission. LOSS OF LIGHT AND VIEWS also significant impact.

Good afternoon,
After reviewing the submitted documents carefully, I have to admit I welcome the addition of more units in the proposed new building, however find that it still falls short of the number of units I would envision in a building of this size.
Considering the larger footprint of the new building a reduction by almost 50% of units is not acceptable in my oppinion.
Ground Floor Garden
It appears that a garden space has been propsed for the building on southern side of the building. This space and area was could be well worth integrating into a new building and provide valuable additional living space. The garden would not feature any significant sunlight.
If that space were used and built up to the 3rd floor it could serve as the space for the pool which is proposed for the third floor.
Penthouses
The four-bedroom apartments show four bathrooms which seems excessive.
Three-bedroom apartments
having additional three-bedroom apartments in Potts Point is welcome but omitting any 2- or 1- bedroom apartments entirely sacrifices individual units. By using the lower floors for smaller apartments the total number of units could easily be pushed to the 55 to 60.
General appearance
The proposed building does not fit into the art-deco landscape that shapes Potts Point, an argument which was used to get approval to demolish the existing Chimes Building.

I wish to object to certain elements of the project.
1. The height of this Development is extreme. I am well aware that there are properties in our East of similar or higher height, but many of them are surrounded by large tracts of gardens, open space, pools etc. The neighbourhood raised objections to the previous height, and it is now so much higher. It is a height out of place with the particular site it sits upon, and the buildings close by and surrounding it. There seems no consideration to the beautiful heritage terraces behind, and similar buildings nearby, which are significant, but nowhere near the proposed height of this Development.
2. And due to the expanse and height of the proposed building the loss of sun and light will be considerable and will affect many people living in close proximity. I have lived here for over 20 years and the joy that I had when coming home in the afternoon to a light filled apartment will be no more as I will be shaded from mid-afternoon. Loss of light and sunlight can cause dampness and mildew in properties that are light and open. If the height were more in keeping with the current building, there would be very little resistance from the neighbourhood in my opinion.
However, I feel the building model now presented is much more in keeping with its position in this special Parisian end of Potts Point, BUT the height is unacceptable. There is no intent on building affordable housing per se, but rather the ability to go higher to have more extremely valuable properties to take to the marketplace (and using the studio apartments levels as a bargaining chip to obtain this extra height). Please consider those of us who love this area, and welcome constructive but non-destructive change, not development for greedy financial gain, which is now happening in some of the most beautiful and charming pockets of Sydney, thereby destroying many of them. There are so many areas in Sydney that NEED developing, but they do not return as much as those in the targeted areas, such as Potts Point, Elizabeth Bay, Woollahra, Paddington, Castlecrag, Mosman and others. SAVE SYDNEY PLEASE, or at least this beloved part of it.

While I appreciate the new design is more in keeping with the neighbourhood and the garden area allows for space against the "Yellow House", rather than butting up against.
The height however is extreme, not to mention the loss of light the neighbouring buildings. The overshadowing is double plus some.
