1) The proposed Housing is for aged Care; in fact there are only 10 Residential Care facility and 149 Units. It is a hoax and does not fit Narrabeen at 5 -6 storeys.
2) There is totally insufficient Parking in the surrounding streets for tenants of other Housing. Moran Health are only providing 7 x car spaces for Visitors which is ridiculous. Imagine IF construction does commence there will be 250 people plus working on it, where is anyone supposed to park, especially tenants already paying exorbitant rents and No Parking.
3) The community Consultation timeline is ridiculous, and it doesn't allow proper consultation with all parties concerned.
4) The Traffic in Ocean Street daily is at saturation this is going to impact it majorly. This is Not a Housing Development for Seniors at pricing in the $5 million to $6 million dollars per 149 Units which equates to $819 million dollars. It is a purely a cash grab and not providing what the State Government decrees as Affordable Housing for all people.
5) The Height of the structure as proposed will Block Afternoon Sunshine from our Apartments and also the Privacy of the Owners and Tenants of all surrounding buildings.
6) The proposed 3 Levels of Underground Parking will be below Ocean and Lake Level and will need continuous pumping to stop flooding which is already a problem in some surrounding developments in Ocean St.
7) In conclusion who will pay compensation to Neighbours for all of the Noise from Construction if indeed the proposal is given the Green Light?

I am in general having concern on the speed of development in Narrabeen region. There are several projects of multi level residential apartment being built in the Narrabeen region. Particularly in the vicinity of that Pittwater road and Wakehurst Parkway junction. I'm very concern that at the rate of development we will soon have issues with traffic (which is already bad on a busy day).

I strongly oppose the proposal to introduce high-rise apartment buildings in Narrabeen. Our community’s identity is shaped by its coastal village charm, natural beauty, and distinctive low-rise character. Allowing high-rise development would permanently disrupt this balance, creating visual blight and overshadowing our beaches, lagoon, and surrounding homes.

Narrabeen’s infrastructure—its roads, parking, and public transport—is already stretched to capacity. Increasing housing density would only worsen congestion, limit parking, and place greater strain on local schools, parks, and essential community services. In addition, a surge in population would endanger our fragile coastal and lagoon environments, which are already vulnerable to pollution and erosion.

Please don’t open the door to high-rise, high-density construction in Narrabeen. Future development should complement the area’s existing character, not undermine the very qualities that make it special.

NARRABEEN IS A FRAGILE ECO-SYSTEM WITH NARRABEEN LAKE A FLOOD ZONE AND THE OCEAN FRONT CAUSING CATASTROPHIC EROSION. NARRABEEN CAN ONLY SUSTAIN A MAXIMUM OF LOW-MED DENSITY (MAX 4 STORY DWELLINGS!)

For the attention of the Secretary, DPHI, Objection to SSD-76220734 – 156 Ocean Street Narrabeen.
I am a resident of North Narrabeen who uses the beaches, cafes and surf clubs along Ocean Street daily. I also advocate on behalf of the Australian Conservation Foundation Northern Beaches Community, whose members in this area are concerned about inappropriate development along our coastal fringe. This proposal as currently drafted is incompatible with the medium density low rise character of Narrabeen. If it proceeds, it will set a precedent for similar high rise apartments, with intolerable increased traffic along Ocean Street, with only one bus option for public transport. Many of my students walk or ride bikes along here and their safety is also of concern. I urge you to reconsider this development application unless much lower height restrictions are imposed.

development such that it is in keeping with the housing in the immediately surrounding area and strictly
compliant with Northern Beaches Council planning rules, including height restrictions.
