This project will create a lot of issues for existing residents in the surrounding area. The major concern is with this development, local facilities are not able to support such a density increase, including the street parking, buses to Sydney CBD for daily commuters, less green space. It also impact nearby residents’ view, overshadowing, and loss of privacy.

My concern relates to a stressed Public Transport Bus system. My bus stop on Burns Bay Road opposite Waterview Drive. With the potential addition of upwards of several hundred to thousands of new passengers, the system will be overloaded and therefore I will miss my bus.

We have been owners of an apartment at 288 Burns Bay Rd. for over 12yrs. When we purchased off the plan we were aware that there would be further development around us of up to 21m. We have watched the precinct develop into the pleasant community it is today. We do object to the current proposal at 300 Burns Bay Rd. which is completely out of character in height and bulk to the rest of the area. The addition of 300 extra vehicles in the area is also of concern there is already congestion at the Burns Bay Rd Waterview Drive intersection at peak periods with only one road in. There is very limited street parking in the precinct for visitors to the local park without adding more traffic /visitor vehicles to 200+ more apartments.
Should this excessive development go ahead we will lose our view of Burns Bay with potential property depreciation.
We are also concerned that this development can override all local council planning regulations designed to prevent excessive development.We are not anti the development of this site but more the disproportionate scale of the current proposal.

Traffic congestion has NOT been correctly addressed in the submission. The existing roads cannot adequately cope with the increased vehicle traffic.
Public transport is not sufficient for the additional population this development will entail. Bus services are NOT adequate currently and even more stressed should a development of the proposed dimension proceed.

Issues with a development of over 215 units - with say 600-1000 people.
1. Can the old sewerage system cope with all the additional residents? I know this was reviewed with the Waterview build but I am concerned the old sewerage pipes may not be able to handle the capacity.
2. The next obvious issue is transport, vehicle access. With the additional personal more buses will be required as there is no Train Station at Lane Cove. Traffic lights will need to be adjusted to handle the increase in volume.
3. The 12-15 level building is not in keeping with the area. Largest building is 7 stories. Initially the owners were advised I am not sure the individual name that the height would be only 7-8 stories. Most owners were accepting of this proposal but when the height was raised to 12 levels and above, the shadow becomes a major consideration for this residential complex.

I understand the government needs to build additional accommodation and support the process but the shadow issues contained in the proposal appears to be significantly understated. It would resolve the issues if the height of the new building was reset to the original design of 7-8 levels.

Whilst I fully understand the requirement to provide more living accomodation the project detailed I believe is unsuitable for the area.
1/ there is no need for a 13 storey apartment with the negative impact on the areas aesthetics and the real impact of congression and parking impact

2/ Parkibg is already a nightmare . This is demonstrate. With residents and guests parking in the parking for people using the “ burns bay reserve “
For use of the kids playground and community centre This car park is always filled with residents parking

Any new apartment building complex must have excess parking spaces to accommodate
A park space per bedroom , for example
1 bedroom apt 1 car space
2 bedroom apt 2 car spaces
3 bedroom apt 3 car spaces
Above this level of spaces there should be a further 20-30% for visitor parking .
The current apartment developments in “the burns bay precinct “ shows now that parking by residents in streets and visitor is at a premium .
To also demonstrate this problem The lane cove has put heavy duty gates to the Carisbrook Coorage carpark to restrict parking .This carpark is 80% of the time empty and only full once a month .
Also people from other apartments are now parking in adjoining apartment parking areas .
Parking is an absolute nightmare

3/ I’m happy to support an application for 6 stories ( with increased parking ) , 13 stories is a ridiculous and will have significant social consequences

The height of the project will severely impact the character of the area. Burns Bay Reserve and waterway is a quiet, picturesque environment which is precious to the local community and surrounding suburbs. The amount of apartment complexes that have been built on the Burns Bay Rd sites in the last number of years has already impacted the look and feel of the area. These apartments have been considerate in their height and look, limiting the impact to the natural beauty of the area. To build another apartment block, to the height and scale that is proposed will completely destroy the natural beauty, it will be an eye-sore for all the current residents both on the Burns Bay Rd side and the Riverview side, it will create far worse congestion that is already an issue. The Riverview residents will be severely impacted as they will be in the direct line of sight of such an eye-sore. This proposal will not only erode the serenity and natural beauty of the area, it will also set a precedent for further development in the future. The hight is excessive, the traffic will be a nightmare, the shadowing of the buildings will completely change the living for existing residents. The impact of this proposed development will permanently change the feel and character of the area. My family and I object to the project in every way.

My concerns are based on the scale of the project that needs to be reduced.
The height issue directly overlooking a popular local park will impact direct sunlight on the park.
The height of all buildings need to be reduced by 3 to 4 floors due to the impact on the area becoming overpopulated and impacts privacy for those especially living in 300A Burns Bay Rd (known as the Towers).
Also, the height impacts sunlight on the park as mentioned.
The increase in apartments will impact the single road in and out of that area. The numbers are exaggerated when some apartments have more than 1 car per apartment.
Ultimately, the scale of the project will cause several years of significant inconvenience from construction noise, dust and increased work vehicles to all the residents of 300 (ABC) .
That is 166 apartments and over 300 people.
I recommend that to minimise issues such as construction inconvenience, reduction in property values for the 166 original apartments, traffic congestion, site impact on sunshine on the park next to the building site, and the height of all buildings will have a significant impact on all local residents.
A common sense approach requires a detailed study on shadow impacts to the adjacent park, traffic & parking impacts on the area, construction impacts and property value impacts to the current 166 property owners.
