I object to the development.
the height and bulk far exceeds the previously approved development between the prior developer and council
the project does no recognise or compliment the internationally acclaimed town planning principles contain in the adjacent Burley Griffin heritage area.
the traffic analysis is incorrect as the intersection is already overloaded as this development will impede departure from the suburb
I am not convinced that the parking for residents, visitors and shoppers will not flow over into the limited street parking currently available to residents

I have lived in Castlecrag since I was born, for over 25 years now. The following 3 points represent why I don’t support the proposed development at Castlecrag Shops:
1. As there is one main road to enter and exit Castlecrag, I believe the proposed development will cause significant traffic increases, especially in the peak periods of 8-9am when people are trying to travel to work and school. This will impact the morning commute experience negatively, increasing stress and travel time. Further, as I catch the bus to work in the mornings, there are already minimal buses available at Edinburgh Road meets Eastern Valley Way and I worry the large increase of residents will put pressure on bus capacity.
2. The visual height is in complete contradiction with the current scale and density of Castlecrag (especially being a heritage area). I support sensible development (for example in Crow’s Nest) however the scale and visual impact of the proposed development will cause visual disturbance to the neighbourhood - I support a sensible height development, more mid-rise to integrate with the village.
3. The impact to the overall character and village atmosphere of Castlecrag will be negative, especially the loss of unique flora. This is what makes Castlecrag a unique suburb to live in, and if this development is built it will create precedent for further development which will negatively impact Castlecrag’s character and positive community spirit.

I strongly object to the proposal and cannot believe it is even being considered. The development plan does not meet significant development criteria and as a development being marketed as luxury residential apartments (6.6% of units would be deemed 'affordable') in no way supports the push for affordable housing. In addition, as a peninsula suburb there are two entry points in and out of Castlecrag. Peak hour traffic coming in and out of the suburb is already problematic with the biggest chokepoint at the lights. Traffic can be backed up to the school and we already see dangerous behaviour from agitated drivers. This development would make traffic flow completely unworkable with drivers using side streets to try and avoid lines down Edinburgh Rd. There have already been many near misses with people crossing roads and having to dodge a car going too fast to try and make it in and out of the suburb. This plan incorporates 2.5 times the original resident numbers in a building that sits at the very chokepoint of the suburb and with no traffic planning solution is an accident waiting to happen. Lives being lost will be an inevitability if this is to be approved. This is an ill-thought development with no absolutely community consultation from the developers who have no understanding of the area with a sole focus of making money and moving on.

The Proposed Development is not on a transport hub, in fact the few Bus Services we have can often be unreliable. It is also not a town centre, the nearest being located in Northbridge. There is no building of similar size east of Chatswood and its position on a ridge line would be an eyesore for miles around. The whole atmosphere and heritage value of Castlecrag Village will be lost forever - there will no chance to unscramble the egg.
There would be unacceptable overshadowing of homes in the adjacent Griffin Conservation area to the south, not to mention the other retail premises in Edinburgh Rd.
It is an unacceptable size as an entry to a heritage bushland suburb where almost all structures are only 1-2 storeys in height. Moreover Edinburgh Rd. is effectively the only access to a peninsular suburb already straining under traffic flow at peak times. This unacceptable proposed development will severely impair access of residents to their suburb and may cause dangerous overuse of smaller residential streets to bypass any blockage.
We had an approved DA which enhanced the commercial entrance to Castlecrag and we were eagerly looking forward to seeing it evolve. This DA, approved by the Northern Sydney Planning Panel, should be enforced for the benefit of the suburb and the memory of the Griffins who designed it. We already have appropriately sized recent developments at the entrance to Castlecrag and, indeed, in Northbridge itself.

I am a nearby resident of the Castlecrag area and wish to provide feedback on the proposed development at 100 Edinburgh Road.

As a nearby resident immediately south of the site, these impacts are direct and not theoretical.

I support the need for additional housing supply; however, I have concerns that the scale of this proposal is excessive relative to its context and creates direct impacts on surrounding residential properties.

An approved development already exists for this site at a substantially lower scale (approximately 3–5 storeys), demonstrating that housing can be delivered in a way that is more consistent with the surrounding environment. The proposed height of 11–14 storeys represents a significant departure from this and introduces a scale that is not aligned with the established low-rise character of the area.

From a local impact perspective, I have concerns regarding privacy. Due to the height and elevated position of the proposed buildings, upper-level apartments are likely to have direct downward views into surrounding properties. From my property, this creates a strong likelihood of overlooking into private outdoor areas, including backyard and pool spaces. This represents a material change from existing conditions and does not appear to be sufficiently mitigated through setbacks, building articulation, or screening.

I also have concerns regarding solar access. While the submitted shadow diagrams suggest limited impact, my property sits near the edge of the projected shadow extent. In this situation, even partial or intermittent shading during winter months may have a meaningful impact on rooftop solar performance.

In addition, my property includes a significant rooftop solar installation, representing a substantial investment and an important source of household energy generation. Even partial shading can materially reduce system performance.

Given this, I request that solar impacts on surrounding properties be assessed conservatively, including consideration of partial shading scenarios and impacts on existing solar infrastructure.

While I support additional housing in appropriate locations, I consider the current proposal to be excessive in height and bulk relative to its context and insufficiently responsive to impacts on surrounding residential properties.

I request that the proposal be revised to reduce overall height and bulk and to better address privacy and solar impacts through increased setbacks, stepping of upper levels, and appropriate screening.

The project consists of too many apartments, hence too many new cars. Castlecrag has only one major connecting road, Edinburgh Road. It is already very congested to exit and enter Castlecrag by car using Edinburgh Road. The project will increase the number of residents, leading to more cars on Edinburgh Road. This will increase congestion. The project consists of a very tall building with 12–14 levels. This will be the tallest building in Castlecrag and is completely out of character for the area.

I object strongly to the proposed development at 100 Edinburgh Rd for the following reasons :
1) A building of this magnitude is out of sync with Castlecrag and surrounds. A 12 story building will look ridiculous amongst the currently controlled height of 3 storeys. It will damage the suburbs character and heritage. The volume that will be created will be impossible to assimilate into the neighbourhood.
2) Transport/traffic will be a major problem. Not only for Castlecrag residents, but all Northern Beaches residents who use Eastern Valley Way to access the city. There are no rail lines nor metro services nearby, and additional bus services will have to use Eastern Valley Way, adding to congestion.
3) Housing affordability is obviously not addressed with the provision of only 10 low cost apartments.
