I am writing to formally object to the proposed development at 40–76 William Street, Leichhardt.
This is a quiet, predominantly residential area where many families live, children walk and play, and residents regularly walk their dogs and spend time outdoors. The peace, safety and sense of community in this neighbourhood are extremely important to those of us who live here.
A development of this scale would likely result in a significant increase in traffic, congestion and noise. William Street and the surrounding residential streets are not designed to accommodate a substantial rise in vehicle movements. This would create additional safety concerns, particularly for children, pedestrians, cyclists and pets.
I am also concerned about the pressure the development could place on existing local infrastructure and services. Major developments should not be approved without first ensuring that roads, public transport, parking, drainage and other essential infrastructure can adequately support the additional demand.
Residents are not necessarily opposed to development, but any new project should be sustainable, appropriately scaled and compatible with the character and lifestyle of the surrounding area. Development should contribute positively to the neighbourhood rather than undermine the tranquillity, safety and residential amenity that local residents value.
I respectfully ask that the proposed development be reconsidered, reduced in scale, or redesigned to better reflect the capacity, character and needs of the local community. Meaningful consultation with residents should also take place before any final decision is made.

I have lived on the opposite street for nearly 1.5 years and within the area for along time, this project has no consideration for the local community with no parking as it it within my street this will cause major disruption to living residents for many years.
The street itself is so tight and cannot handle the trucks and cranes required to build the current planned project.

This is grossly oversized for this back suburban street. While I support some development this is outrageously inappropriate for the streets and indeed suburb. A much smaller development was already rejected due to traffic congestion and overshadowing of nearby streets. Furthermore the public transport in Leichhardt is already unable to manage the amount of residents trying to use it and with HUNDREDS more it will be impossible. Not to mention parking which will be severely impacted by residents who already live here and are unable to have parking permits due to unreasonable council rules. An apartment complex of this size in such a quiet area with almost no facilities is unacceptable and will destroy the character and tranquility of the area. Please revise to a more manageable proposal. Ara on Flood Street is a good example.

Crazy that a smaller development application has been rejected by council twice however by making it bigger it then becomes State signification, which then takes no account of the local infrastructure and amenity.

The concurrent rezoning of the land proposes to increase the FSR of the land by x6.2. This increase in density is unacceptable where the surrounding land remains zoned for a lower FSR. The bulk and scale of the proposed development does not provide any stepping of building mass or a transition in height from the lower density of the proposed surroundings.
The documentation provided is inadequate in justifying that the traffic and public transport impacts will be acceptable and will be appropriately managed. There needs to be further assessment of the traffic impact, particularly on North St.
Of the 203 residential units, only 5% is proposed for affordable housing. Section 16 of the housing SEPP permits additional FSR provided the affordable housing requirement of 10% floor space is met. This requirement should not be displaced by the concurrent rezoning proposal in circumstances where the development has not met the minimum requirement of 10%.
Development in the Inner West is needed, but it must be considered and the impact on surrounding streets must be moderated. This development is disproportionate to the area, the traffic impact is underestimated and the affordable housing components does not meet the minimum requirement.

I object to the proposed Residential Flat Building at 40-76 William Street, Leichhardt (SSD-119545240) because I believe the development is excessive in scale and density for its location and would have significant negative impacts on the surrounding community. My concerns include increased traffic congestion, parking shortages, pressure on local infrastructure and public transport, loss of sunlight and privacy for neighbouring residents, construction impacts, and the potential erosion of Leichhardt's existing character and heritage values.
I am also concerned that previous planning decisions and findings relating to this site do not appear to have been adequately addressed. While I support the delivery of additional housing, I believe development must occur in a way that is balanced, sustainable, and respectful of existing residents and the local environment. For these reasons, I respectfully request that the application be refused or substantially redesigned to reduce its impacts and better align with sound planning principles.
