I support for the mixed-use development at 100 Edinburgh Road. Reintroducing a full-line supermarket and retail tenancies provides residents with convenient access to everyday goods and services within walking distance, significantly reducing the need for car-dependent trips to surrounding suburbs. Apart from that, it also addressed the lack of housing diversity by providing affordable and downsizing options within the area.

I support this mixed-use development at Castlecrag as it presents a valuable opportunity to strengthen the local community. By introducing much-needed residential spaces alongside active commercial areas, it will help create a more dynamic, sustainable, and well-connected environment that supports long-term local growth.

Castlecrag is a special area designed by Griffin after he designed Canberra. It is visited by many people to view the layout design and the unique stone houses which he designed .
The area upon which the proposed development is situated is commercial and should be limited in height . The latest proposal will create a monstrosity in height which will also cast shadows and block out sun to all the housing south of the proposed development
The previously proposed development 7 stories has been approved and is in place and should remain so
No where in the immediate area are there such excessive buildings planned
The area cannot cope with a huge increase of traffic ,parking is limited and public transport is inadequate

The site is not in a transport oriented development zone and not near a train station and has limited bus services outside peak hours.
The proposed development is too tall and harming local character especially it is next to the Griffin Conservation Area.
Castlecrag is not identified as a housing growth area in state or local planning strategies.

I wish to state that I'm completely against the size and scale of the proposed development at 100 Edinburgh Road, Castlecrag. A fair and reasonable development plan was put forward, which balanced the wishes of both the community and the developer. A development of four/five stories, similar to and in keeping with the developments that have been completed on Eastern Valley Way, maintains the look and feel of the suburb, doesn't overly burden the roads with excessive traffic, and creates community assets that we can all use. There is simply not adequate transport infrastructure to support the increased number of vehicles, and the only form of public transport is a bus system - currently there are two car exits from Castlecrag, with the number of extra cars adding to the already strained traffic flow. The traffic burden and congestion effects have not been balanced against the preexisting retail shopping, pedestrian, and community; nor have they balanced the community development that comes from the increased number of people living in the suburb.
Additionally, the proposed development does not align with the Council's planning framework; the framework allows for developments that are sympathetic with commercial outcomes, the natural assets, and the heritage of the suburb. The Council should be given full support to approve developments that align with this framework and the community's expectations for the suburb's progression.
Yours sincerely
