Key issues include:
1. Traffic & Parking: Adding 316 parking spaces will worsen congestion on William Street, increase pollution, and hinder emergency access—contradicting sustainability goals and public transport priorities.
2. Obstruction of Iconic Views
Complete and devastating view loss of panoramic views of Sydney Harbour, the Opera House, and the Harbour Bridge—views that are integral to the amenity and value of our homes, and ultimately key in investment. The proposed building envelope breaches both local and SEPP height controls. The Visual Impact Assessment submitted is flawed, relying on drone imagery and inaccurate baselines, and does not reflect the true extent of the impact. The proposal fails to meet the Tenacity principles of equitable view sharing.
3. Public Parks & Safety: While green spaces are welcomed, lack of passive surveillance and support services may lead to safety risks and overnight occupancy, as seen in nearby parks, including our backyards.
Requests to Council:
Conduct a comprehensive Traffic Impact Assessment, including peak-hour and emergency scenarios.
Implement detailed social impact mitigation measures in consultation with local outreach groups.
Reassess alignment with the area’s character, safety, and livability.
