View Loss — The proposed 37-storey tower is expected to significantly, if not entirely, obstruct existing views of the city skyline. A detailed view loss assessment is requested, including photomontages from multiple levels at 245 Merrylands Road.
2. Solar Access and Overshadowing — The scale and massing of the building will negatively affect afternoon sunlight to north-west facing apartments at 245 Merrylands Road. A supplementary overshadowing assessment specific to this site is requested across different seasons, along with confirmation of compliance with Cumberland DCP 2021.
3. Traffic and Congestion — Merrylands Road is already operating at or near capacity. The addition of a 37-storey mixed-use development, incorporating residential, commercial, and retail components, is likely to exacerbate existing congestion. An independent peer review of the Traffic Impact Assessment is requested, including consideration of cumulative impacts from surrounding developments.

This will affect us financiall, traffic congestion, overpopulation, the area is just improving its reputation with quality homes and it will have bad impact, safety and security issues, solar access issues, the area will be over congested.

Please consider other less populous area with some land space that will create lees impact on existing residents.

I wish to make this submission objecting to this development as the owner of a level 10 unit at 245 Merrylands Rd Merrylands NSW 2160 due to the following key concerns:

1. View Loss — The proposed 37-storey tower will substantially or totally obstruct my current city skyline views. I request a detailed view loss analysis including photomontages taken from multiple levels at, 245 Merrylands Road.
2. Solar Access and Overshadowing — The building's massing will adversely impact afternoon solar access to north-west facing apartments at 245 Merrylands Road, including my own. I request supplementary overshadowing analysis specific to this property across multiple seasons, and confirmation of compliance with Cumberland DCP 2021.
3. Traffic and Congestion — Merrylands Road already operates at or near capacity. A 37-storey mixed-use development generating residential, commercial and retail traffic will worsen existing congestion. I request an independent peer review of the Traffic Impact Assessment, including cumulative impacts from other nearby developments.

I acknowledge the policy objective of affordable housing delivery, but submission of this proposal does not displace the obligation to properly assess and mitigate amenity impacts on existing residents. I request that consent be refused or that the proposal be substantially redesigned, with independent peer reviews of view loss, overshadowing and traffic assessments required as a condition of any further consideration.

Hi

I strongly support affordable housing, but I object to the height of this project. The building should be no more than 20 storeys high in keeping with the neighbouring buildings, council zoning, and character of the district.

A building of more than 20 storeys will create an enormous shadow and will affect properties some distance away, including ours. Any building should incorporate good design, airflow, ventilation, resident amenities, communal space and connection with the streetscape.

I am also concerned that the number of parking spaces is not adequate for the number of dwellings and size of commercial space. The building should have enough parking spaces for each apartment and commercial unit. The number of units should be reduced to the number of parking spaces that can be accommodated.

Visitor parking should also be considered as there is no parking available in front of the building. Parking anywhere in the vicinity is extremely time limited and is usually full during business hours.

I support mixed use development and having three levels of commercial and retail uses. Despite close proximity to public transport, the occupants will require at least some onsite parking and delivery access in order to attract good tenants.

This is the perfect location for a good high rise building. But it needs to serve the needs of its residents and commercial/retail tennant in order to be a long term success.
