Hope you’re well. This is an urgent issue as I’m attempting to make a submission about the above proposal but I’m unable to do so via your portal. The closing date for submissions is only a few days away so please can you accept my submission via email.

As the owner of a unit in 292-298 Burns Bay Road and the father of a daughter who attends the daycare centre located at 2 Waterview Drive, I’m very concerned about the plans and believe we should reject the proposal for the following reasons:

• Building works and construction would create dangerous conditions for my daughter, other children and pedestrians around the day care centre
• Construction would also impact the safe use of the local playgrounds
• The proposal would dwarf other buildings, cause loss of views and overshadowing, as well as a loss of privacy and being an eye sore for local residents
• Significant noise pollution (both from construction and post completion) that would impact local residents
• Significant environmental impact on local nature, especially Hughes Park and Burns Bay Reserve
• Local infrastructure, especially the roads to and from 300 Burns Bay Road, wouldn’t be able to cope with the significant increase in traffic and congestion (both during construction and post completion)

o Increased traffic would also significantly increase the risk of danger for local children and pedestrians

I understand the need to building sufficient housing, but the proposal is very much out of place for the area and I sincerely hope you’re able to decline the proposal to ensure the safety of local residents and children.

If this project goes ahead, it will show that the decision makers are out of touch with the local community.
I have not spoken to anyone that thinks this is a good idea.
I could go on and on about the project scale's impact to current community density, privacy, traffic, environment, property value, etc
Please listen to the local community and do not go ahead with this project at the current size and scale.

• May 2025 we were advised the development was 7 Levels Now it over twice the height
• This Excessive height and density is incompatible relative to infrastructure.
• Significant impact on neighbouring properties (excessive overshadowing , loss of sunlight to 300ABC residents
• Increased health risks
• Not according to Lane Cove Development Control Plan
• Traffic access- single roundabout , handling up to over 500 vehicles/hour
• No upgrade or mitigation proposed
• No safe evacuation routes for emergency vehicles

I am writing to formally object to the proposed demolition and construction of three residential buildings at 300 Burns Bay Road, Lane Cove. I am a resident of Unit 14/300A Burns Bay Road and will be directly impacted by this development.

My primary concern relates to the excessive height and scale of the proposed buildings. A development of this magnitude will result in significant overshadowing of surrounding properties, including my own residence. Reduced sunlight exposure is not a minor inconvenience, it has serious implications for living conditions, including increased risk of dampness, mould growth, and associated health concerns. Access to natural light is a fundamental component of residential amenity, and this proposal would severely compromise that.

In addition, Burns Bay Road already experiences substantial traffic congestion, particularly during peak hours where conditions are frequently bumper-to-bumper. The current road infrastructure is not equipped to handle the increased volume of vehicles that would accompany a development of this size. Without a meaningful and substantial upgrade to surrounding infrastructure, this proposal will exacerbate an already strained traffic situation and negatively impact the daily lives of residents.

Parking is another significant concern. The proposal appears to provide insufficient visitor parking relative to the number of apartments and anticipated residents. This shortfall will inevitably push additional vehicles into surrounding streets and public areas. In particular, Hughes Park is likely to be heavily impacted, with increased parking demand detracting from its intended use as a community and recreational space.

More broadly, the scale of this development appears inconsistent with the existing character and planning controls of the area, including concerns raised regarding height and floor space ratio. The cumulative impacts: overshadowing, traffic congestion, parking overflow, and pressure on local infrastructure suggest that this proposal is not appropriate for this location in its current form.

For these reasons, I strongly object to the approval of this project and urge the Department to carefully consider the significant adverse impacts it will have on existing residents and the local community.

For disclosure - I'm a member of NSW Labor. No political donations have been made to NSW Labor, other than annual membership fees. I have a direct stake in this matter as an apartment owner in the Bay Pavilions residential area on Waterview Drive. It's difficult for me to make a judgment call on whether I support or oppose this development. Housing is unaffordable in the North Shore generally. Anything that can be done to increase housing supply to make this area more affordable for people on middle-incomes is welcome as long as appropriate steps have been taken to plan for the higher population. However, traffic is already problematic during peak hour times along Burns Bay Road. Public Transport is limited to buses and is generally infrequent and unreliable. The status quo with bus services is bad enough as it is, and plainly unacceptable if this development proceeds. At a minimum, bus services should be significantly increased. I work in the city, and it astounds me that there are often four Chatswood buses for every Lane Cove bus during peak hours despite Chatswood being serviced by a metro. In short, if the NSW Government can provide assurances that public transport services will be increased, I would support this project. Without such an assurance, this development would make the Lane Cove West area a much less attractive place to live. I would oppose the development.

As a resident of lane cove, I agree with my local council and community concerns:
Height — the proposal significantly exceeds Lane Cove's permitted height limits, with the tallest portions closest to residential streets and bushland
Noise — the 24/7 facility sits close to homes, and the noise assessment has been based on assumed equipment rather than confirmed specifications
Bushland and riparian land — the site adjoins protected bushland and the Lane Cove River corridor, and proposed excavation of up to 8 metres raises serious concerns about environmental damage. During construction of a nearby data centre, inadequate sediment controls caused major damage to an endangered saltmarsh community — Council is determined this must not happen again
Our Community Nursery — located directly adjacent to the site, the Nursery propagates native plants for bush regeneration across the whole LGA and must be protected from construction dust and heat impacts
Cumulative impact — no assessment has been provided on what four data centres together will demand from local water, electricity, and road networks

I am very concerned about the height and size of the proposed development. As a resident of a nearby building is believe it will greatly compromise the ammenity of my residence. There is is also only a single roadway to enter and exit Burns Bay Road and the number of apartments will result in significant traffic difficulties.

I am writing to object to the proposed large-scale development due to its likely negative impact on the local community, particularly in terms of traffic, noise, and the loss of the area’s peaceful character. A development of this scale will significantly increase vehicle numbers, leading to congestion on already constrained roads, reduced safety for pedestrians and cyclists, and longer travel times for residents. The associated rise in noise from construction and ongoing activity will disrupt the currently quiet and tranquil lifestyle that defines the area, affecting residents’ wellbeing and enjoyment of their homes. Increased population density will also place pressure on existing infrastructure and services, potentially reducing their quality and accessibility. Overall, the proposal risks fundamentally altering the character of the community and diminishing the quality of life for current residents.
