Dear Assessment Officer,
I've lived in Newcastle West for several years now, and I'm writing to object to the proposed 43-storey development at 10 Dangar Street in Wickham.
My main worry is that the application hasn't properly shown how a building this size can work without causing real problems for the area. The streets around here—Dangar, Charles, Hannell and the Interchange—already deal with a lot of different traffic. You've got pedestrians, cyclists, delivery trucks, service vehicles all moving through the same spaces. It's already complicated.
What troubles me most is the loading and servicing plan. The application doesn't give me confidence that they've worked out where all the deliveries and waste collection will happen, or how that won't create chaos on streets that are already busy. I'm also not satisfied about basement safety—that's a serious issue that needs real answers now, not pushed off to some operational plan down the track.
With a building this big, I think it's fair to ask for proper evidence upfront. The applicant should have to directly address these concerns rather than just making broad statements and hoping conditions can sort it out later.

Dear Assessment Officer,
I've lived in Honeysuckle for several years now, and I'm writing about the 43-storey development proposed for 10 Dangar Street in Wickham. I don't think the application has properly shown how impacts at this scale can be managed.
This location is flood-affected and already stretched for infrastructure. That means we need to be really careful about risks to people's safety, basement flooding, how emergency vehicles get in and out, and where residents would shelter if something goes wrong.
What's stuck with me is that bicycle and motorcycle parking still isn't resolved. Neither is the stormwater and drainage situation. I can't see how the development should get approval when these things are still up in the air. These aren't minor details — they're practical problems that need proper answers.
I'm not against new housing. Wickham should have more of it. But we shouldn't rush approval just to get homes built faster if it means ignoring real risks around flooding, traffic, wind impacts, design quality, the public spaces, and infrastructure capacity.

I'm a homeowner here in Wickham and I'm writing to object to the proposed 43-storey development at 10 Dangar Street (SSD-89869959).
My main concern is the hotel pick-up and drop-off arrangements. A building of this size will generate a lot of traffic, and I don't see how the application adequately addresses where all these vehicles are going to go and what impact they'll have on our streets. It's not just about whether the tower can physically fit on the site — it's about whether it can actually operate without creating problems for the rest of us living nearby.
The public domain and road reserve issues only add to my concerns. There's a lot that hasn't been properly worked through here, and it feels like the application is being pushed through before these details have been sorted.
This needs to be assessed based on what it will actually do to the area, not just because it's close to public transport or because we need more housing. Those things matter, but they don't mean we should ignore the real operational issues.

Dear Assessment Officer,
I work in affordable housing advocacy, and I'm writing about the 43-storey proposal at 10 Dangar Street because I'm worried this application hasn't properly shown how to handle what it'll bring to the area.
A development this size needs to prove its impacts can actually be managed. Right now, I don't see that evidence for Wickham, Newcastle West and the Newcastle Interchange precinct.
What really concerns me is the public domain and road reserve side of things. The proposal seems to depend on public-domain outcomes and road reserve interfaces that haven't been properly locked in or endorsed. These aren't details to sort out later—they're fundamental to whether this should be approved as it stands.
I'm also looking at the design excellence claim. The documentation needs to show how this will actually work, with concrete drawings and real operational commitments. General statements about doing it well aren't enough when you're talking about a building this tall.

I live in an apartment just near the Dangar Street site and I'm writing to object to this 43-storey development as currently proposed.
My biggest worry is what this building will do to traffic and road safety around here. The way vehicles are meant to access the site doesn't look right to me. There are real questions about sightlines from the driveway, how heavy vehicles will move in and out, and how pedestrians and cyclists are supposed to safely share the street. Dangar Street is already a busy civic space, and I don't think the application has properly shown how these issues will be resolved. It feels like we're being asked to just accept these problems without real evidence that they can be managed.
I'm also concerned about flooding. This area already deals with a lot—traffic, bus movements, foot traffic, bike riders—and adding a massive development on top of that doesn't feel safe, especially when our drainage systems are already stretched.
I'm not against new housing. We need it. But it has to be in the right places and done in a way that doesn't create new risks we can't manage. On traffic safety alone, this application isn't ready for approval.

Dear Assessment Officer,
I'm writing to object to the proposed 43-storey development at 10 Dangar Street, Wickham.
I'm a student in the area, and I have real concerns about whether this development can actually be supported without causing serious problems for Wickham, Newcastle West, and the Newcastle Interchange precinct.
My main worry is basement safety. This isn't just about whether they can physically build a tower this tall—it's about whether the applicant has actually shown that the outcome will be safe and reasonable for the people living and working here.
The wind impacts add to my concerns, and I think that alone makes this application premature in its current form.

I'm writing to object to the proposed 43-storey development at 10 Dangar Street, Wickham.
I rent in Wickham and I'm concerned about the parking situation this development would create. The application doesn't convince me that a building this size can work without causing real problems for the area, Newcastle West, and people using the Newcastle Interchange.
My main issue is the parking shortfall. It's not just about whether the tower can physically go up — it's whether the applicant has actually shown this will be fair and workable for the neighbourhood. The numbers don't add up to me, and I don't see how existing residents and renters like myself won't be squeezed out by overflow parking.
On top of that, the aviation and crane risks during construction add another layer of concern that makes this feel rushed.

Dear Assessment Officer,
I'm writing to object to SSD-89869959 for the proposed 43-storey development at 10 Dangar Street, Wickham.
I teach at a local school and work in this area regularly, so I see firsthand how Wickham functions day to day. I'm concerned that a development of this scale hasn't demonstrated it can be built without serious problems for Wickham, Newcastle West and the Newcastle Interchange precinct.
My main worry is the wind impacts. The wind tunnel testing showed real safety issues on the upper-level balconies, and the mitigation strategy still needs further checking before anyone can say it actually works. I don't think residents should have to live with this risk without proper proof that it's been solved.
I'm also troubled by the CPTED and management side of things. This area is already stretched with traffic, bus and train movements, pedestrians, cyclists and constant development. Adding a building this tall will push those pressures even harder.

Dear Assessment Officer,
I work as a health worker in the Newcastle area, and I'm writing to object to the proposed 43-storey development at 10 Dangar Street on visual impact grounds.
A tower of this height will fundamentally change how Wickham looks. From where I spend my time—around the local health services and the precinct—this building would dominate the skyline in a way that can't be undone. The views from Wickham, Honeysuckle, Newcastle West and the harbour edge would all be affected. This isn't something that should be sorted out in design development later; it's a core issue about whether this proposal should go ahead as it stands.
I'm also worried about the parking shortfall. The application doesn't clearly show how this will actually work in practice. We need to see proper drawings and genuine operational commitments, not just vague statements about managing it somehow.
I'm not against housing development—the area needs it. But we can't just accept every impact that comes with a project this size. There are real questions about flooding, traffic, wind effects, design quality, public spaces, and infrastructure that haven't been resolved. These need proper answers from the applicant, not just conditions to be worked out later.

Wickham's infrastructure CANNOT accommodate this building. Traffic congestion is one of the many problems we already experience. Fire and ambience access is near impossible now. Too many one way streets, congested parking, disgusting, uneven, unsafe footpaths for pedestrians, prams and mobility scooters.
Garbage trucks block the streets to empty bins. No residents can pass, little alone emergency vehicles such as ambulance or fire trucks.
People with disabilities who have carers can not offer parking to their carers.
Honestly, NO serious thoughts have been put into this site.
