This project is inappropriate in terms of heritage,
is overhieght compared to surrounding existing planning,
has minimal public transport, no rapid transport,
does not replace community services, restaurants and coffee shops and open spaces and post office,
adds many cars to a single lane road restricted by traffic lights,
adds to morning and afternoon congestion requiring multiple traffic light episodes before moving.

Its height(12-14 stories )significantly harm the local heritage values and character. I don’t think this expensive high-end apartment could ease the house affordability . It only increases traffic congestion and decreases historic values.

The proposal is too high. It's not TOD, it's too far from Northbridge. There is nothing nearby that is this high, and this is on top of a high ridge.
The existing public transport is already at capacity and the road traffic is at a very busy junction in the route to the north. The traffic coming out of Edinburgh road on a school day is very bad and incoming traffic trying to turn in to the development will block traffic both ways, plus trying to get around the roundabout won't work with traffic queueing from the east. These issues can't be solved as the whole suburb is a heritage conservation area. The residents here are subject to strict planning controls on their own houses and were tolerant of the development when it was 5 storeys - as eventually accepted by Council. Raising it to 13 storeys is completely unreasonable. It will not be affordable housing, there is no demand here. there is already social housing nearby. The other apartments nearby are lower rise and there are many more planned. Back off the height and try and make his more in keeping with the area you're trying to develop. What you are proposing will destroy it beyond repair. The residents here are passionate, committed and have blocked major projects before.

I object to the proposal at 100 Edinburgh Road, Castlecrag on strategic planning, infrastructure and heritage grounds.

The proposed scale (150 dwellings, 12–14 storeys) represents a substantial and unjustified departure from the previously approved 38-dwelling scheme. This is not a minor variation but a fundamental intensification without renewed strategic justification or genuine community consultation. The use of the Housing Delivery Authority pathway is inappropriate and inconsistent with its criteria, as the site is not well-located to high-capacity public transport (>4km from rail/metro) and delivers minimal affordable housing.

The proposal fails to demonstrate adequate infrastructure capacity, contrary to orderly and sustainable planning principles. Local education infrastructure is already over capacity, with catchment displacement from Cammeraygal High School to Mosman High School. No assessment is provided of cumulative demand on schools or other essential services.

Traffic and transport impacts are insufficiently addressed. Edinburgh Road operates at or near capacity, and the peninsula road network has limited access points. Additional vehicle generation, in the absence of viable public transport alternatives, will result in unacceptable congestion and reduced network performance. Independent, cumulative traffic modelling is required.

The proposal is inconsistent with statutory heritage controls, including the Willoughby Local Environmental Plan 1995 and DCP provisions for the Griffin Conservation Area. It directly conflicts with the planning principles of Walter Burley Griffin, particularly the requirement for development to be subordinate to landscape and responsive to topography. The proposed scale, bulk and ridgeline prominence constitute overdevelopment and will erode the heritage significance of Castlecrag as a planned landscape. The proposal is not in the public interest.

Completely inappropriate development and structure for this area: out of character with the Walter burley griffin heritage designed area homes, far too large compared to any local development; very poor local road access for so many proposed new residents on Eastern Valley Way which is already suffering from poor traffic management; too far from transport for so many proposed new residents; lacks community support; needs to be a much better designed development of 4-5 stories to be in keeping with the area and needs for increased residences. Development at this site does NOT appear to be addressing the need for new homes for middle income residents....rather this represents expensive housing for profit of developers. Please allow the community to be involved in a complete re-design of the site.

I object to the height of the project being eleven stories.
It is completely out of place at eleven stories at the gateway to Castlecrag.
Three stories would be acceptable. With the residents in the new building at eleven stories, traffic would be a nightmare.
Remenbering also the new shopping centre would have shopping traffic in and out all day.
Then also there will be a major shadowing problem for the local area from eleven storey buildings.

I object on the grounds of:
Scale - too large for a small suburb with no railway line or metro line - closest being Chatswood. Bus service is not regular.
Over-shadowing - due to scale and the position on the top of a hill it will over-shadow into Willoughby and surrounding streets of Castlecrag. Whilst the site is not in the Griffin heritage area it will completely overshadow the southern escarpment of Edinburgh Road, which is the Griffin Heritage zone. This area is not allowed buildings greater than 2 stories in height.
Traffic Issues: there is only one direct street in and out of Castlecrag, the development site sits at the entrance to the suburb.
Much of Castlecrag is in a flame zone, I am concerned about the ingress and egress of emergency vehicles to the area.
I am not opposed to some development but feel a lower building would be more appropriate.
