As a nearby resident who walks along Gipps and Shadforth Streets most days I am familiar with the area.
I have objections on three grounds.
Firstly the proposed project is well out of scale of the surrounds and would be visually overwhelming to the adjacent original cottages of the Paddington Village.
Secondly there would be significantly increased vehicle movements in two narrow streets where only one car can pass at a time. Frequent traffic snarls, potentially backing up along Oxford Street, are highly likely.
And thirdly I question the validity of the claim about providing new affordable housing. In the current building on the corner, which is visually inoffensive, there are many more affordable apartments than under the proposal. There would be a significant net loss of affordable options.

I object to this project due to the impact on the heritage area of Victoria Barracks and Paddington. It is another example of a massive over development. Families cannot live in small apartments and this development would take precious homes away from families. The project is not in keeping with the Oxford Street, Shadforth Street, Gipps Street and Glenmore Road area, overwhelming the modest workers cottages built during the foundation of Paddington and of great importance to the heritage. Such continuing disregard by NSW government for the local areas is shocking. And only developers who have never spent time or lived in Paddington could think the eight storey scale is incompatible with the historic context of Little Paddington Village. Developers clearly have the NSW government in their pockets and are controlling this plan to completely ruin Sydney with a massive oversupply of apartments for foreign investors which will sit empty as so many other apartments and houses across the city.
Destruction of the surrounding streetscape would be to the detriment of residents.Four excavated basement parking levels servicing 83 cars will prove disastrous for traffic and for the environment and water table.
Significant net loss of genuinely affordable housing from 27 existing to only 10 proposed for the limited time of 10 years is unacceptable. So overall 27 affordable houses will be lost and the developer claims 30% Affordable Housing Bonus. This would be a win for the developer and an enormous irreversible loss for the community.
This NSW government should be ashamed to be rolling over for developers.

I am a local Paddington resident since 1983. I am very concerned about the change to the landscape, community amenities and overall impact this development will have to all who love Paddington.
This oversized and unsympathetic structure will tower over both the local Victorian architecture and the magnificent Victoria Barracks. We have so little to remind us of our early years as a nation. This structure will change the landscape and potentially allow more bulk like structures to follow along this historic area of Oxford St.
This development will provide very minimal affordable housing. In fact the existing 17 units on this site, classified as affordable currently will be lost. The developer is proposing only 10 affordable dwellings.
I am concerned a large number of parking spaces are also to be included (83). This medium to high density area of Paddington cannot afford increased traffic pressures. I understand the trend is to try to reduce car traffic in urban areas ( cycleways and increased public transport).
We need greater social and affordable housing especially for our frontline workers. With the hospital and adjacent clinics metres away, why aren't we thinking about building 100% social housing rather than luxury units with an insignificant amount of affordable apartments? Let's stop nurses and other hospital staff who opt to sleep in their cars as they live so far away from their workplace.
If the government's goal is greater social cohesion, let's start with creating opportunities towards fairer and affordable housing. Let's rethink this luxury monstrosity and provide more accessible housing for our workers.

This proposed development is completely out of place & inappropriate in Paddington - in scale, design, function & location. Paddington is one of the worlds best preserved examples of Victorian architecture, thanks to the efforts of locals & The Paddington Society from around the 1950's when Paddington was first under threat from developers.
Once again Paddington is in danger. Our heritage streetscape and village will be permanently destroyed - particularly in this area where many homes are single storey "soldiers cottages" dating from 1840 and Victoria Barracks across the road.
The existing local roads are not suitable for the additional traffic brought by the 83 space underground garage. Not to mention the chaos & potential damage from construction equipment required for such a major development.
Our community will loose 27 affordable studios - replaced with 40 multi-million dollar apartments with pools. We need quality housing for residents. Not elitist enclaves for the privileged few.
This development provides zero community benefit.
This development has no place in Paddington. Put it elsewhere.

Paddington is a special heritage suburb. Any development should retain the original buildings with no more than 3 stories in the new build behind. This project, too high and too wide, is directly opposite the precious heritage Paddington Barracks. A near-by strata has just spent $1m approx to safeguard a historic chimney on the old Royal Hospital for Women site. This heritage area must be retained and protected.

The current plans for this redevelopment are an insane attempt at providing more housing in Sydney and should be rejected by any sane Government. In the same breath that the Minns Government is promising vibrancy, affordable cost of living and improved housing for those in Sydney and NSW, they are allowing projects such as these to price out residents who are not millionaires and destroy the character of what should be Sydney's creative and eclectic inner suburbs. This proposal does nothing to increase affordable housing for those who need to be closer to amenities, such as university students, creatives, elderly residents, healthcare workers etc, and continues the transformation of the inner-east into an Airbnb and luxury mansion paradise, where investors prey on desperate Sydneysiders to provide mediocre housing at extortionate rates or leave houses empty for 10 months of the year so that they have a place to stay for a 2 week holiday.
This proposal is ugly as and unnecessary, and does not provide for more regular, everyday residents, not the richest of the rich, to enjoy such a great part of Sydney. It is a joke of a project, with the 'affordable' units to be out of reach for a significant majority of the population and risks increasing inequality across Sydney.
