I support efforts to increase housing supply including high rise apartment blocks close to public transport.
In Naremburn we are accustomed to looking at tall residential towers but this one, if approved, will be visually jarring and create large areas of over-shadowing.

Visual impact on Naremburn is unacceptable: it would be the tallest building on the horizon viewed from Naremburn; would cast vast shadowing and loss of privacy for Naremburn residents; and would have unreasonable effects on local parking and traffic.

The proposal Is excessively out of character with the neighbourhood; is out of proportion with the Crows Nest TOD Rezoning Area and outside that area’s footprint; would cast vast shadowing over the adjacent dormitory suburb housing; is ludicrously tall, unless you place a higher value on developer profits than resident’s immediate and long term well-being and amenity; would unreasonably congest local parking and traffic; and thumbs its nose at planning conventions and controls.
It would unacceptable at even half of its current proposed height.

I understand that more housing is needed, but the current scale of development in St Leonards feels excessive. Traffic is already becoming a major issue, drains are overflowing, and maintenance is slow and inadequate, yet new buildings continue to be approved faster than the area can support them.

I’m concerned that St Leonards is losing its character and that, as residents, our quality of life is declining due to this level of development.

Please take a more balanced approach by spreading development more evenly across Sydney, rather than concentrating it in a few suburbs simply because they are close to the city. I strongly object to further development on Herbert Street in its current form.

If it is to proceed, I request that it be limited to low-to-medium rise buildings to better align with the character of the surrounding homes.

Tall towers create strong wind gusts at street level, which raises safety concerns and construction creates massive noise.
There are currently a lot of apartments built in St Leonards simultaneously. Heavy construction and high density in St Leonards affects day-to-day life of residents

This project has a height that far exceeds those of other apartment buildings in Herbert street and the bulk and scale of the project overwhelms the Ella street and Herbert Street intersection. At this intersection the building needs to provide more open space . The height is far in excess of nearby buildings and may pose a concern for helicopter care flight to and from North shore hospital. I would also like the building to maintain street frontage alignment with neighbouring buildings.
I am concerned about overshadowing and loss of privacy for Naremburn residents and the impact it will have on traffic congestion along Dalleys Road, Ella Street and Herbert street . Additionally it will add further to the pressure on parking for hospital workers and commutators. The two street already have considerable traffic.
The 39 storey building is more appropriate in scale for the Pacific Highway not Herbert street and not on the boundary of a small suburb of which has a height restriction of 2 storeys.

As an owner of a unit in the next block I object to this project that is nothing more than an overdevelopment of this space. The proposed development will destroy the local environment, from a liability, as well as from a physical point of view. The building of such a large structure will impact everything about the area, the inadequate parking, the wind being channeled into Herbert street and the overshadowing of all the buildings adjacent to this building.
The proposal goes way higher, with more density and no benefit to the goals of the state's building goals. This is not low cost housing.. this is not housing for aged people, this is a greedy developer trying to maximise its profit without providing anything for the community, paying for the infrastructure that they will leverage and overrun.

1. Greatly increased traffic on already busy herbert street,
2. Blocked sunlight from north
3. Traffic Noise increased significantly
4. Ella street intersection already deadlock and wont be able to support more traffic
5. Construction period will block all traffic and leave small rocks or nail on road which will damage car wheels, i experienced before when there was rosd work few years ago
6. Water pressure n electricity may be affected

With 322 residential car spaces planned for 413 new dwellings the impact to the parking throughout the area will be significant. There is already difficulty with parking in the area due to the proximity to the hospital and Naremburn Park.
This proposal is a massive change to the surrounding area and would dwarf any other development. Thirty nine stories is so out of character for the neighbourhood.
