I object to the proposed development on the basis that the site and surrounding area do not have the capacity to support a new 220‑unit building. The existing infrastructure is already under pressure, and this scale of development would create significant and unacceptable impacts.

Insufficient capacity for 220 units — The area does not have the physical or infrastructure capacity to accommodate a development of this size. The proposal is far beyond what the neighbourhood can reasonably support.

Inadequate parking provision — There is not enough car parking to service 220 new units. This will inevitably push overflow parking into surrounding streets, which are already congested and cannot absorb additional demand.

Roads and access cannot support the increased traffic — The local streets are narrow and not designed for the traffic volume that a development of this scale would generate. This raises safety concerns and will worsen congestion for existing residents.

Excessive building height — The proposed building is significantly higher than all other buildings in the area. It is inconsistent with the established character and scale of the neighbourhood.

Loss of sunlight and natural light — Due to its height and bulk, the new building would block sunlight to surrounding homes and open spaces, causing overshadowing and reducing amenity for existing residents.

For these reasons, I request that the development application be rejected or substantially redesigned to align with the capacity, character, and infrastructure limits of the area.

I strongly object to the proposed development due to the loss of privacy, complete blockout of views, reduced property value, and the impact on my mental health and wellbeing.
I am a low income worker and nearing retirement. The value of my property has already reduced as a result of the proposed development. To purchase a different property with the same features is no longer achievable.
Reduced views will be tolerable with 6-7 levels as per current zoning, however the proposed 13-15 levels will result in a complete blockout of natural light and view (ie no sky) from the living area and bedroom, and will be unliveable. This will have a huge impact on my mental health and standard of living.
Please see the attached photos of the outlook from my living area and bedroom, for your reference. I’m located in the middle floor of the second building of Emerant Lane (288 Burns Bay Road), directly behind the largest of the proposed towers.

This project does not appear to adequately consider the impact on surrounding apartment buildings and their residents. There will be a significant increase in traffic in an already congested area. This concern was even acknowledged by the developers during the community information session, where residents were dismissively told to “just buy bikes.”

In addition, the development will substantially impact the views from nearby buildings and create increased overshadowing, resulting in reduced sunlight for many apartment blocks.

I respectfully request that this proposal be more thoroughly reviewed before any approval is granted. A development that aligns with the existing height limits of surrounding areas (approximately six levels) would be a far more appropriate and balanced outcome. In its current form, the proposal is excessive and does not adequately consider the existing community.

I am an owner occupier of a penthouse in 280-288 Burns Bay Road Lane Cove. My husband and I purchased the property in 2024. After a long search for a suitable retirement property we decided on this penthouse apartment and downsized from a large property in the North Shore area to this beautiful penthouse that has panaromic view of the Lane Cove River across to the city view of the Harbour Bridge. We value our privacy and have paid a premium for this property because of the peaceful location, view and privacy.
To our horror and disgust, we are now facing the loss of these valued privileges with the proposed development at 300 Burns Bay Road Lane Cove. This proposed monstrosity is totally unexpected for various reasons.
• The proposed size is not within the Lane Cove Council’s building and development limits. The current height restriction is 21m which is what current apartments in the area abide to. This is not to say the proposed tallest building at 51m is right in front of my apartment and will totally obliterate view that I have paid for and am enjoying.
• The design and architecture of the proposed buildings will absolutely destroy the Lane Cove suburb landscape.
• The current area is quite highly populated with limited inbound and outbound roads to support current traffic flow. With the high density development at 300 Burns Bay Road, the area will become a nightmare especially with the reduced number of carparking (from 270 to 226 spaces) allowed in the new development (and increased dwellings from 163 to 225 unit). There is no train, light rail or metro in this area to support more high density building.
I understand the State Government is keen to resolve housing problems but please DO NOT allow monstrous structures that will make the city of Sydney and its suburbs become an architecture eyesore in the long term. There needs to be better town planning and consideration given to where high density residential buildings need to be approved (areas where no views are being obstructed, public transport such as trains, light rail and metro are available).
From a personal level, I object to this huge development to be limited so that my husband and I may have our little safe haven to spend our hard earned life here at Lane Cove.

I think this will be detrimental to the area causing impacts on traffic, loss of view for current residents etc

Not to mention the noise whilst the project is under way.

The buildings will look odd in that position as they will be too tall.

Could potentially reduce the value of the surrounding properties.

I am a Lane Cove resident with a young family attending local schools and I object to the proposed development at 300 Burns Bay Road.
This proposal is excessive in scale, significantly exceeding existing height controls and out of character with the surrounding area. It represents overdevelopment of the site.
Traffic is already a major issue. I regularly experience delays around 300 Burns Bay Road, particularly during peak periods. Safe and efficient movement during school peak times is already challenging, and this development will further increase risk and congestion in the area.
Parking is also a concern. Public street parking on Waterview Drive is already limited, and the shortfall in visitor parking will result in overflow into surrounding streets, reducing safety and accessibility.
There is no clear commitment to infrastructure upgrades, including roads or public transport, to support this level of density.
For these reasons, I strongly object to this proposal and request that it be refused or significantly reduced to better align with local infrastructure capacity and community expectations.

The traffic congestion on burns bay road is already at capacity. My daughter who lives on waterview drive enters from the city daily - small turn around circle that is not currently safe exiting to the left behind a bus stop. To add an additional 500 cars going in and out is a joke. There is no plans for major expansion of metro or rail along that corridor so always be an inadequate bus route. Over saturation of the area with tower proposed at Gladesville so likely to create issues for future residents. The height of these does not meet current lane cove approvals. To have such density you need rail along the corridor like Crows Nest . This is against the current landscape and will be an eyesore of the future. You would need to lower height cut the number of dwellings and find an entry point not burns bay road to make this st all feasible.

I object to the proposed building project for a no of reasons :-
Excessive Height and Scale: The proposal is significantly taller than existing developments, failing to respect the established scale, character, and streetscape of the area.
Loss of Privacy: The increased height and bulk of the building will cause significant overlooking into private residential areas, reducing the amenity of neighboring homes.
Traffic and Parking Congestion: The development is expected to generate a huge rise in local traffic, exacerbating existing congestion and increasing demand for limited on-street parking.
Diminution of Property Value: Due to the negative impacts on privacy, character, and amenity, the development is likely to reduce the market value of surrounding residential properties.
