Subject: Submission Regarding SSD-84190958 – 23–25 Ashton Avenue, The Entrance

I wish to raise concerns regarding the proposed development at 23–25 Ashton Avenue, The Entrance (SSD-84190958).

The Entrance Medical Centre is relocating to 253 The Entrance Road, directly opposite the proposed development site. As a healthcare facility serving the local community, the medical centre will experience a high volume of patients, including elderly persons, families with young children, and individuals with mobility limitations.

The proposed development includes 50 residential units with only 39 on-site parking spaces, creating the potential for parking overflow into surrounding streets and increased competition for available parking near the medical centre. This may adversely affect patient access to healthcare services and place additional pressure on existing parking infrastructure.

In addition, increased vehicle movements associated with residents, visitors, deliveries, and service vehicles may contribute to traffic congestion along The Entrance Road and surrounding intersections. This raises concerns regarding pedestrian safety for patients crossing between parking areas, public transport stops, and the medical centre.

I request that the Department carefully assess:

* The cumulative traffic impacts of the development in conjunction with the operation of the relocated medical centre.
* The adequacy of on-site parking provision.
* Potential impacts on patient access, pedestrian safety, and emergency vehicle movements.
* Whether additional traffic management measures, pedestrian crossings, or parking controls should be implemented to mitigate these impacts.

Given the important role of the medical centre in providing essential healthcare services to the community, it is critical that access and safety are not compromised by the proposed development.

To Whom It May Concern,
Please find attached my formal objection to the proposed seven-storey residential development at 23–25 Ashton Avenue, The Entrance.

I submit this objection in my capacity as Owner and Director of The Entrance Medical Centre, a long-established healthcare provider that will shortly commence operations at 253 The Entrance Road, immediately adjoining the proposed development site.

As outlined in the attached submission, I have significant concerns regarding the potential impacts of the proposal on patient safety, ambulance and emergency access, disability access, traffic congestion, parking availability, construction-related disruptions, and the ongoing operation of an essential healthcare service relied upon by the local community.

Given the importance of maintaining safe and reliable access to healthcare services, I respectfully request that Council give careful consideration to the matters raised in the attached objection before determining the application.

I am the owner of the site on Ashton Avenue adjoining the current proposed development.

I object to the current proposed development being 7 stories high. This height is inconsistent with the LEP which sets out a maximum height of 20m ( or 6 stories ).
There are no buildings in the vicinity that exceed 20m and doing so would be detrimental to the area.
There is currently approval for 52 units on the blocks next to the current proposal as well as a further 52 units across the road. No consideration has been given to the effect the current proposal has on the following when taken In conjunction with the already approved development:
- Effect on outlook
-overshadowing
-traffic management
- stormwater
- heritage impact

The addition of 50 units to the already approved 104 units has not been considered. The reports supporting the current proposal have not considered the impact in any way. This appears to be an omission as there has been consideration to the 9 dwelling proposed on Campbell parade but nothing else.It is difficult to provide detailed objections until the supporting expert reports take this into account.

Having a 7 storey building would cause undesirable overshadowing and impede the comfort and amenity of the surroundings and the height is objected to.
