I write to object this project because it is UNFAIR to all other stakeholders in this community based on an EXCUSE of building more housing units.
1. A detailed rezoning plan has been approved in this area years ago that incorporated all stakeholders interest. There is no reasonable argument to create this so called MAJOR development. The only apparent reason is to significantly increase the number of housing units to be sold by increasing the maximum height limit and floor space ratio.
2. Super high building in this community is an exception, not the norm. The latest 60-storey building at 100 Talavera Road has been approved in the original rezoning plan and located relatively outskirts near the M2 highway.
3. While there have been some height limit relaxation in some property projects recently, most, if not all, of them have increased the height by a few percentage points only.
4. This proposal targets to increase the height limit by 226% and floor space by 273% is outrageous, this completely overrides the original approved limits. As such the available floor area to be sold can easily be increased by 11 times. While the developer may be required to pay more to the council or government because of the increase in area, they can profit significantly more when selling the units. It is just like PRINTING MONEY.
5. Of course there are obvious impacts on traffic, community service, sunlight shading, ventilation and skyline damage etc.
As such I sincerely request the council and government to disapprove this project and maintain the original development plan.

There are overdevelopment in the area. Too many high rise towers. It will create the traffic, the noise and safety issues. It would increase crime and social problem too.

As an owner of two apartments in Waterloo Rd Macquarie Park I am horrified at the prospect of this development going ahead. It is extremely out of character (mainly due to its height) with the existing buildings and architecture of the locality. It would be a dominant visual eyesore that cannot be avoided, not only in the local streets but well beyond. It will cause serious shadowing to many apartment blocks in the area and reduce quality of scenery and therefore value of these properties. The intensity of the development will add substantially to the traffic problems in the area and access to the Macquarie shopping center and the University campus. Also during its construction it will cause serious noise and traffic chaos in the area.
The height of the development should conform to Ryde Council's current limits of 65m and intensity guidelines. If this development is allowed to go ahead it will serve as a precedent and catalyst for other similar developments in the area.

The project is close to essential services that already exist such as the Macquarie shopping centre and university. It is close to the metro to the city. It aligns with the governments plans for more well located homes close to transport. It will provide affordable housing which helps address Sydneys housing crisis.
