The proposed project is completely out of keeping with the environment. The visual assessment shows a white look-alike cruise ship looming over Mosman Wharf. A blight on the landscape forever!
The proposed project also does not take into account current residents and their amenities, excessive impact on road safety and traffic congestion - they cannot just be ignored. Light, space, and views are fundamental to their well-being.
In addition, this proposal is practically outside the 800 m rule, making the height and scale inappropriate.
I have no objection to increasing the access to reasonably affordable housing in Mosman - in fact the ability to attract younger families and workers is critical to keeping this suburb alive - however, the proposed development pays lip service and quite honestly makes a mockery of the NSW Government's desire to create better access and choice for NSW residents. This is really all about a developer maximising profit by pretending to meet the spirit of the Government's housing access and affordability mission.
The least you can do is to reject the proposal in its current form, require a proposal in keeping with the environment, to truly be a low-medium rise solution that blends into its space and a real attempt to meet your legislation. Unfortunately, Sydney has suffered inappropriate development many times before and we are left with the results and do not seem to learn the lessons.
I understand that developers need to make a profit and that the government cannot supply all required housing for NSW without them. But this is the Government and Mosman residents being taken advantage of. You cannot let this happen.
